There's a Wisteria being built just inside the Medical Gate on Tarrson and a Sunflower 5 being built on Whitney Way.
All the others that I've seen over here are Cottage Homes. I also see that they are making lots available to have the home of your choice built on them. There's one on my street that was never listed for sale but is occupied. It will be interesting to see what happens.

I originally heard that the plan was to convert 250 homes per year. I don't think that they did anywhere near that the first year. I understand that they've built 90 and have several more lots.
I believe that there are about 4,000 homes in the historic district. If the do 90 per year, that's only 900 in ten years. That would be less than 25% new homes in ten years. But, in addition to The Villages another realtor named John Porta is also buying up older homes and building new ones. Add in the number of people who are replacing their homes themselves and the number could be even higher. The thing is that The Villages is restricted to those people who are interested in selling their homes. They are not knocking on doors making offers.

There are many Manufacture homes in the historical district that do not need replaced. They are soundly built well maintained and are very nice homes. The new homes are a welcome addition and will raise values of all the homes in the area. A win win for all.
It appears you can build whatever home the lot will support. More good news!

She went through three different real estate agencies over a year and a half and finally sold it to The Villages for $120,000. It didn't make sense to me that they would pay that much for that house just to tear it down. The house had a lot of additions that made it worth a bit more to someone who wanted to live there, but it cost The Villages more money to tear it down. There was also a lot of additional concrete pads that had to be removed. But like I said, they wanted to get the ball rolling so a lucky few got the benefit. You have to look at all of the numbers to see what makes sense for you. I got my house for the price I wanted. I felt that there weren't going to be many, if any more at the price I paid. Sure enough, every ad that I see for the same model is $15,000-$30,000 higher than what I paid. Some people sell to The Villages just to get out. Some make a deal with TV to have their house replaced with a new home. Some sell and move to a resale in another area. Some sell and move into a new home here. Some have even had their old manufactured home torn down and put a new manufactured home on their lot. I assume that every deal is different. The home owners just has to do what works for them. And, as has been pointed out, many of these homes are in great shape and the people aren't going anywhere. I would think that it might be fifty years before there are no manufactured homes here.

You know what they use to do in Hilton Head? They owner sell the lot in exchange for half of a new duplex built on the property.
