If under 19, no more than 30 days. Anyone over 19 is free to rent in TV for as long they like and the homeowners will let them. I'd contact the homeowners or whoever is watching the house to let them know about the parties so they're aware of potential damage. I guess you could call the Sheriff for noise issues.

Yes, I would definitely contact the homeowner. It can be looked up by going onto the Sumter County Property Appraisers website. Put in the address and it will show who owns the property.
If I owned it and was unaware of what was going on, I'd want someone to tell me. |

20% of housing can be occupied as owners in the villages under the age of 55.

no age restriction on rentals, including under 19.
So someone can rent with kids, read the C&R

So, would it be legal for a grandparent rent their house to their adult son or daughter for $1 a month and have them live in the house with grandma full time - along with their 4 kids ages 2 years to 10 years?

The law states a 55+ community can have up to 20% under 55, but does not need to allow anyone under the age of 55. Many people believe that a community must have 20% under 55, no so.

The kids under 19 can only be here 30 days per year.

As far as my understanding goes, no one under the age of 19 can live here permanently. People under the age of 19 may visit up to 30 days per year. If they go by calendar years, it would be possible for a person under 19 to stay for 60 days if they came in December and left in January. I don't know if that's the case and I admit that I haven't read the C&Rs.
