Prison is A BIG ISSUE FFS
Thats your choice. I believe those lots will be a steal (pun intended). Unless your Wingnut doing drone aerials, I believe there is a wooded buffer between Coleman and the developing parcels. It's not like your lanai will be on the fenceline. I think the fear narrative is wildly overrated. But then again, I'm coming off of a Cool Hand Luke screening!

Don't be starry eyed at new construction, and be aware of Coleman prison not that far away
Not to mention blasting from the quarry that is in the southern vicinity. For the life of me, I do not understand why anyone would move from north of 44 to the southern area. There are too many detriments down there that are "must avoids"; the Turnpike being one big "must avoid".

Non factor for you but not for me. I would not purchase anywhere near the prison.

Improvement in what way? Not too long ago, I visited a The Villages open house just for &^%&* and giggles. The home was just under a million dollars. The countertops throughout the home were Corian. Yup, Corian. How is that an improvement when many homes in the northern and middle areas are upgraded and would never dream of using Corian as a finish?

Folks on this forum who live near coleman have reported seeing the prison lights glaring at night. They can also hear the PA system from the prison. This is not first hand as I would not ever purchase near a prison but I do believe those who have made these reports..

Default Well Point

Does anyone have info on when houses/lots in The Village of Well Point might start selling? It is just south of Monarch Grove. Building has just begun.

And?
Are these the same people that report UFO activity as well!

To your point, is there a restriction on visiting a homesite in the evening? Or were these site unseen purchases?

I can hardly wait for thread activity when that area is completed. Just like the Middleton future TOTV members with 'OMG, the lights at the HS football stadium are blinding me in my lanai'!

Do your due diligence people. If you did, stop complaining about YOUR choice in a homesite!

We will be moving to a Rental next week to start looking for a purchase.

Thanks

Who did you use to get the rental? Is it expensive?

Also, the Bond is usually paid off on homes in the North and Middle areas, plus you are MUCH CLOSER to Shopping & Restaurants. When buying a home in The Villages, always compare the Price + Bond = Total Price, which is the total amount you’re paying for the home.
South of 44 is on a par with the number of homes per holes of executive golf. We have 5 and 1 more near opening and more on the way. There is only 1 championship course at the moment, but the 2nd is near opening and a third well under way.

The north is better.....blah, blah, blah....south of 466 is better....blah, blah, blah.....that's the nice things about the Villages. It's constantly evolving and if you do your homework, you'll find what's RIGHT FOR YOU.

Can you explain why, objectively, the prison is a BIG ISSUE? Just curious 👀…

And, again, I ask why? As someone else pointed out, your lanai will not abut their fence line. Fear is your enemy, not the prison. The lights may be a nuisance but nothing to be afraid of.

We live less than a mile away, no issues with the lighting since they are behind the treeline and that place is quieter than a National Park.

To the OP. Use your rental time to explore all of the villages. You may want new now but you will be amazed at some of the beautiful pre-owned homes many only a few years old. But make your own choice. Everyone has different goals for thier life here...

We have been on 2 lifestyle visits
Last one in March
Ideally I want nothing older than 2 years old or new
Older homes are 2 outdated for our taste and most overpriced
Plus ones built 7-10 years old I’ll be dealing with roof issue which I want to avoid
I don’t play golf and power lines don’t upset me if it means no one behind me
Love all the suggestions though keep em coming
My one requirement is Sumter county
