We got ours from Amazon for about$16 and did it our self. Easy to do slides right on. Did the same thing for my mother’s garage.

That will bring it back to life for another few years. We did that and it was great in our previous location. It also works well in an existing new bottom gasket. I bought the 16 footer from Amazon with the tube inside. It's definitely a 2 person job to get the new one on. The rubber? Is pretty flimsy so don't even bother to put a screw in at the ends.
