If you can afford it - live your dream. If it's too much to care for - hire help. You can always sell it and move into something smaller again if you need to.

Default We have a small Premier by most standards

Could not be happier....Love our little yellow house and village and especially our neighbors...We live in LaZamora with a canopy of oak trees...The home has everything we could possibly want EXCEPT not on a golf course but I'm sure there is something all villagers would like to add to their home...

We built our premier 9 years ago. In our village...Bridgeport at Lake Miona...during the 9 years almost everybody has added to their original floor plan....some under roof...some leaning/bird cage/pool....and the rest did both.

do not pass up the opportunity to do what you will be most happy with right now....later you can change it....up or down.

Good luck.

it's in Bridgeport in Lk Miona Only one problem I love the house but for 499 it has NO GOLF CART GARAGE?? What are your thoughts on that one. ? also sun direction is huge concern for us. we like the lanai facing NO so no sun out there during day so we can enjoy the pool. just running all these things through the old brain

It's hard to believe it doesn't have a golf cart garage and you might be happy to have the sun on the pool when it's still cool out. There are always awnings and shades to take of too much sun, but you can never change the orientation of the house so make sure you're okay with that!

Or wait a bit till another premier comes up which is more desirable
Seems you have doubts ( golf cart garage and hose orientation) and forbthat kind of investment, i would bebmore sure of things...
If one makes an emotional buy vs a reasoned buy it could be costly.
Btw, we do not own premier, just sharing my thought...good luck!

I do not own a premier, but did think about building one in Pinellas. I would most likely have built an Augusta. But I also looked at designer lots and found what I wanted in Gilchrist on the GC. I ended up building a Lantana and added square feet both in and out. My decision was based on location and orientation of the lot, and I was able to build a wonderful home that makes me smile every day... So live your dream, be it a premier or designer, neighborhood, lot size or whatever makes you happiest! Go for the gusto!

The direction of the sun is extremely important. If you know what you want, I personally wouldn't compromise on that. We have a designer and wish we had a golf cart garage. That would be a deal breaker for me. We also have friends that have a premier. Its a wonderful spot, with beautiful views and privacy, but they only use about 3 rooms - the rest go unused. If you do a lot of entertaining, or plan on having lots of company, you may prefer the premier. if not, perhaps a designer might work better for you?

Because you mentioned it, apparently having a golf cart garage is important to you. Therefore, you should absolutely not consider any homesite- premier or otherwise- that doesn't have one. You will never be completely content if you buy otherwise.

We looked at all models and sizes. And even now that we bought we still look. Our only regret is no golf cart garage. Would like the guest bedrooms slightly bigger and maybe a pool bath or an extra room for the den/office. However we love our location. We are happy with our direction, West facing Lanai because it extends the pool season on both ends and an awning solves the summer late afternoon sun issue. Did I say we love our location? We will continue to look at premiers and have found several that would be perfect, 3 car garages, extra bedroom and bath, great pool, everything we want except the perfect location. I think we have decided that a Sanibel would be the perfect model with a few additions, but still can't find one in the right location.

So what do we love about the location? We are on a golf course, but not to close so we don't hear carts and workers. We have several huge live oaks we can see near the course. We can see lake Miona in the distance. We are 5 minutes from the town square at LSL.

Will we ever find the perfect home on the perfect location? Maybe. Will keep looking. But if I had to chose between the perfect home or the perfect location, the latter will win every time.

We were building on a regular lot as of last June, st the design/build date mid Dec.

Wanted to get additional ideas for that build and were looking at models and built homes. A week before that date we walked into pre built on a large inside corner lot.......we canceled the build an bought it.

Location and lot size, layout is absolutly the most important criteria IMO.

Second is solar orientation, can't agree with a N facing lanai, it will cut your outdoor time down.

Don't want to debate it and take this thread off trac.

I believe that a S to SE is ideal not only for solar if you're adding a pool but just outdoor time.

put a shack on the lot that U love it will work.

thanks for all tips. we own a designer now. we absolutely love it but no golf cart garage which is the ONLY thing we wish we had added. I agree with Sun Direction Extremely important. Our lanai faces North so we are very fortunate to be able to sit out there Anytime in the shade and still have our pool in the sun.!! to us that is perfect. Sun coming into a Lanai is a deal breaker for us. We would never want to enclose a Lanai as that is why we moved to Fla to be able to sit outdoors , not be eaten alive by bugs etc.. I do love the floor plan of this premier we saw however another thing is I doubt we would ever used LR as it has kitchen and family room off it. Just alot to take in.

Default I understand that our premier plan is not used anymore

but if you are looking for a smaller home that you can grow into, our plan is called a La Palermo.

Like most of the other comments by TOTV members, the most important thing is what you would be the happiest with for your money. When we first started looking at homes in TV, we loved the Sanibel and thought it would be perfect for us. Our agent found us the perfect lot (cul-de-sac, a lake on the right, with a horse farm behind). This particular lot was for a designer home. We talked it over and went with the lot and did all the stretches possible for the Lily model. We are very happy with the choice we made and we have plenty of room. We were even able to put in a pool with a large lanai.
