Thanks but we are already living in a very nice 3 bedroom we purchased last year.

Will give it a little more time before we would actively look for a bigger house.

My advice is to look at the larger square footage designer floor plans (Ivy, Woodside, Laurel Oak, Bridgeport) and see if they can be modified to suite your dreams. They will stretch length and/or width as well as height, add a bath, go out to the sides and/or rear, enlarge the lanai, add a garage (or two) etc. But, they want to start with the foundation plan of one of their existing designer homes. Interior walls can be moved as you desire for very little cost, but plumbing is a bit more expensive so choose a plan that has the basic kitchen/laundry/master bath location and configuration you desire.

They are still showing Premier Home plans on their website.

I don't know why they would quit building them when they sell so well.

There are Premiere villages and Premiere neighborhoods all North of 44. There appears to be a change of marketing targets south of 44. That includes a higher villa ratio and no Premieres. Whatever works seems to have served us well through the years.

Can they afford it? Most Likely. Do they want to pay higher taxes? Nobody does.

I know what you're saying. We came to villages 6 months ago. We were insistent on LOCATION. We had to have between 466 and 466A. We wanted water view but couldn't find it. We heard about a home, San a bel in beautiful location. We were told it just came up and would hit listing the following day. (this is why you need a good agent. Pocket listings). We went immediately to look at it at 5pm. We loved it. We told the agent let's write it up tomorrow at full price. Somebody looked at the house at 6pm and wrote it up on the spot. We lost it. So back looking. After 22 homes we didn't find anything we liked. Then, I got the call. A home in Bridgeport at Lake MIona was going into listing. We said we'll meet you there in 1 hour. Loved it and wrote it up immediately. Whew. That was close. So happy the stars aligned and we found it. Thanks to agent. Be patient and buy what you want. It will come. But don't delay when it does.

Having an agent working for you/looking and listening for you is going to better 'get this done' for you, especially if you are not here. I would NOT recommend the MLS agent that we used, BUT, our Villages agent is amazing, very patient, knowledgeable, constantly keeping our needs in mind. We looked at a LOT of houses, but, when he found out about one he was pretty sure we would like, we were able to get in to see it a couple of days before it hit MLS. We bought it on the spot. He is Jim Amidei 352 572 8747 cell 352 572 2270 office.
