The Villages Home Website floor plans show 20' X 9' approximately.

Mine is 11x20. Had it stretched at building stage.

IMHO you should extend your lanai as much as possible. Your lanai is a key room in your Florida home. Mr. Cheapseats and I disagreed at purchase and he now thanks me for insisting on the 4 ft stretch. We love it.
