That was the "rule of thumb" years ago when designing a kitchen...to have the bar sit above a 4" backsplash. I'm aware, TV is now featuring all one level counter tops. Call me old fashioned but I like having the ability to hide the mess in an open kitchen which overlooks the main living areas.

I would not ever consider living anywhere in TV south of 44 for these reasons. In fact, I prefer living in the older, more established area of Mallory Square.

From the beginning it seemed the pricing in Fenny was low and I suspect those that could afford it purchaed with the intent to sell when the prices rose. One of our neighbors did exactly that but also know they did that in our area when it was first opened. Flipping is a profitable hobby for many.

I was not aware, as I have not been tracking, that the home values in Fenney were appreciated that quickly as I assumed perhaps incorrecly, that with the constant flow of new homes the Fenney homes would be in par with the price of new homes. Does anyone have any stats regarding the increase Fenney values?

We were one of the early buyers in Fenney, less than 30 sold when we bought ours. The prices have gone up substantially since early 2017. We know quite a few owners down here that have sold their homes and moved into more expensive homes right here in Fenney as well as some that have moved to Desoto, McClure, and recently into Marsh Bend and Linden. I don't know of any that sold their home because they didn't like it down here. Also keep in mind that there were quite a few villas sold to flippers in the beginning when prices were low, they rented them out and then put them on the market. If you look at the sold re-sale homes, several of them were in the upper 500's and low 600's and they sold quickly, there is currently a re-sale over $700,000 asking price, these prices were unheard of down here even a year ago. If it wasn't for the fact the we have great neighbors and really like it here we would be taking advantage of the substantial increase in the value of our home and would buy another one, again south of 44. Fenny in my opinion is one of the more relaxing villages south of 44, even though there are 1,800+ homes in Fenney it just doesn't seem busy, very quiet and peaceful now that the construction is over with. All of the activity is going to be in the Marsh Bend area as there are so many amenities going in up there.
