I've been in the area for over a year and there's no odor discernable. It's a construction debris landfill.

Rotting drywall causes a stench much like a land fill. Here's one example: Ohio EPA addresses rotten-egg smell near Lafarge demolition debris landfill

You can say what your experience is. Mine is that except in the dead of winter there is a horrible stench on Morse south of 466A and 466A east through mostof Pine Ridge. I drive these roads several times a week.

All depends upon the prevailing wind. Charlotte has been in its path, due west of the dump.

I'm sure you're right. But it's there, nonetheless, and IMO it's not coming from the golf course fertilization nor the ponds regenerating, etc., or we'd be smelling it 9 months a year in all parts of TV.

That is correct, it's not from Villages property. That has been confirmed from an earlier thread r/e this topic.

The Village of Dunedin is still selling. Very friendly village with a good location. The construction landfill is a greater problem for Charlotte than Pine Ridge

An easy way to check taxes is to go to Lake County Tax Assessor Tax Calculator, which I think is light years ahead of Sumter County's Tax page. Bonds would add about $2200/year in Sumter based on type of property for that house price. Can't tell you what Lake county would be but I did hear they are a bit higher.
If this is correct...It is scary the taxes on the Ivy in Fruitland Park model center area with the pool asking now $815,000 , taxes would be $13,453 plus bond.
The new premiers... >$1.5 million houses. Taxes $25,426 plus >$60,000 bond. Hmmm, $2,700 for taxes and bond a month plus $400-500 a month to maintain and heat the pool! Ouch! If you got, use it.
