I do not claim to be an expert. Far as 15 years and insurance, I think it is 13 not 15. Far as a metal roof the Villages regulations may well prevent that. As far as roof warranty, I would read the fine print. Likely it is a prorated warranty and does not include labor.
Labor is like half the cost. Not in Florida. Years ago we had a new roof put on our home.
I asked around for recommendations. I asked around and a "friend," told me he hired a company and they were GREAT. Typically as we do you get three estimates. This guy was the most expensive. They were TERRIBLE. Crew was day labors they pick up at like Home depo parking lots. The xinger, my "friend" diapered. The company sends you a form if you refer them and the person mentions your name they pay you like $800. Point beware of who you deal with. When your shingles have been taken off and the guy says you need and it will cost you $$$$$$ they got yah.
