I view any asset purchase as an investment. In this case an investment for my kids. Its clear they do not want to live here and will sale my home. However by TVLSI widens it s expansion it reduces the very market asset it claims to attract people "villages Lifestyle" because as it increases in size it reduces that quality. so from an investment standpoint it may well add to TVLSI's coffers but it will reduce my return

well....I don't live in TV.....yet. Reading this thread and others does make one stop and think about the decision to move here....I will tell you that.
No place is perfect....and i am coming with my eyes wide open...at least as much as i can. I don't like negativity...but it is good to weigh both sides of an issue. I would like to ask very specifically....say they build these speculated 2500 homes in the present polo fields....i hope not by the way simply because i happen to love the polo fields... TELL me...why this is a bad thing. |

I don't see the point of all this complaining. Who would really want to give up 15-20 years of this retirement lifestyle so their kids could inherit a higher value home?

The only constructive criticism I have about TV is that I wish the developer had requested our own time zone, along with our own zip codes. I prefer CST vs EST. What do you think Polar?

Funny you should mention Time preference. Just had a discussion about this a few weeks ago with a group of friends. It was unaminious everybody wished we were on CST instead of EST. Because of EST we don't get enough sleep staying up to watch certain "sports" or late night shows on television. ![]() Sorry, this has little to do with the topic!

Most retired people in the Country do not want debt, they want to say "I'm debt free" Even those with no heirs do not want to leave debt to their surving spouse. And will want to make bequests to charities at the end. They don't want to lose money. Building more houses keeps the prices of existing houses low.
I am very surprised reading on these various threads that people do not care about their investments they need to live on. The Polo grounds are also used for softball, RC aircraft, etc. track walking. People use it. Not everyone golfs.

There are some of us who believe that when The Developer quits building new homes that prices will level off but actually in the longer term the price of your house will fall. This is what history shows in other retirement communities and that is because the "marketing" stops and many of the younger Retirees move on to where they can purchase a new house.
I say KEEP ON BUILDING and new Retirees keep coming.

Continued building may keep the resale prices from skyrocketing, but I hardly think current home values are kept "low" by new home sales. The value of my home has appreciated very nicely in the 5 years I've lived here and there has been continuous building going the whole time I've lived here. It has appreciated much more than a house "back home" or most other areas of the country would have during same time period.
