Of course, if you want a fun rumor, maybe they want to build a theme park there based on The Lord of The Rings... "One Ring to rule them all..." I nominate Grace to be Galadriel.

..........................................that was also an all or nothing deal.

ALL residential property IN The Villages are located in CDD's numbered 1 thru 11.
Nothing on the Historic side is in any of the residential CDD's in The Villages.

The Villages was started in the historic district.

Harold Schwartz, a Michigan businessman, began selling land tracts via mail order in The Villages area in the 1960s. He and his business partner Al Tarrson were put out of business by a 1968 Federal law that banned mail order sales of real estate.

Stuck with considerable portions of Florida land, in the early 1970s Schwartz and Tarrson began development of a mobile home park, Orange Blossom Gardens, in the northwestern corner of Lake County. By the early 1980s, the community had sold only 400 units. Trying to improve the business, Schwartz decided to buy out Tarrson's interest and bring his son, H. Gary Morse, on board in 1983.

Morse noted that the successful retirement communities (such as Del Webb's Sun City developments) offered numerous well-maintained amenities to the residents. They also had diverse and nearby commercial development. Morse began to significantly upgrade the development. Their sales improved in the mid-1980s. Schwartz began to buy large tracts of land in nearby Sumter and Marion counties for future expansion. In 1992 Morse officially changed the overall development name to The Villages. The development is still controlled in all major aspects by descendants of Schwartz and Morse.

There are people in my neighborhood that knew Harold Schwartz. They all say that he was a wonderful guy whose only goal in life was to give people an affordable Florida retirement. He was often seen walking around the neighborhood and would often invite residents that he didn't know into his home for lemonade. His house is still there on the corner of Tarrson and Aloha.

So the question really should be, how did everything southwest of 27/441 become part of The Villages.

BTW, I believe that we are included in the VCCDD

Default 30 to 40 mobiles

We just purchased a home on the Historic side one week ago. We are going to remodel it. It is a stick built home that needs to be freshened up. When we were under contract but not yet closed, our sales representative called and told us that the developer had bought 30 to 40 mobiles and he would be tearing them down and replacing them with stick built homes. They would put up homes similar to Villa homes because the lots would be a good size for Villa homes. She said it was an attempt to revitalize the area.

That's all I know.

I believe the historic side and other villages in Lake County are in the Town of Lady Lake and have city services from the town.

Sounds like a great idea. A large infusion (even bigger than 30-40) of new homes (that would sell fast) would prove to the other owners that it is worth it to invest in renovating or rebuilding their old, decaying mobiles. It would bring up all the property values if many would get replaced with a new home.

There are several homes over here that are in or about to go into foreclosure. maybe the developer is planning on buying those. There are also several frame homes and block home on sites where manufactured homes once stood. Some of these were people who just wanted to upgrade and some were homes that were foreclosed on or abandoned and were purchased for about $39,000 which is about the value of the lot.

Believe it or not, some people live over here because they want to.

Well, I get an amenities and water bill from VCCDD every month.

VLS agent informed me that 40 houses were bought and will be upgraded for resale.

Who knows if that number will increase..... but Gary Morse knows!!!

Gary and Mark Morse are acting consistently with how they've acted for the past 4 decades. They want to maintain the value of real estate in The Villages. They are purchasing manufactured homes in the historic district in order to replace them with site built homes (cottages and villas). They are paying fair market value for the homes. Owners are getting pretty much what they're asking for their properties. No one is cheating or being cheated in the process. The evidence of quality and value is everywhere in The Villages. The Morses are simply doing more of the same that attracted each of us to this community in the first place.

You are exactly correct about the mobile home park in southeast Florida.

I was living in that area at the time. That park, just under 500 units, is called Briny Breezes (located just east of Boynton Beach) and it is old and kind of shabby. You can barely drive a car down what they call a street.

BUT . . . it was right on the ocean! And yes, it was no big surprise that they couldn't get all the residents to agree, even for a million dollars!
