New to this but would like to try and rent my property "rent from a villager" what forms or knowledge do I need to learn to protect myself. Want to do unfurnished long term 6 - 12 months. I have a new patio villa. I have no knowledge yet. Hopefully someone can direct me.

I would do at least 12 months, and consider buying a basic furniture package from a furniture store. Also, plan to provide basic landscaping services. The best way to protect yourself is to screen your tenants and find one who has a good rental track record and who will respect your property. A standard lease will do. But, when I was a landlord, I always had a late penalty fee of about 5 percent after the 10th of the month. Good luck.

Always get an application filled out by and a credit check done on a prospective tenant at their expense. Get references and call them. Obtain a sizable security deposit and the first and last month's rent upfront. If possible meet them in person. You may want to provide in the lease that no one can smoke in the house, tobacco products, marijuana, hash... The good news is the pool of interested parties will mostly be 55 and over and contain a number of prospects who will treat your property well. You do not want a tenant to use your house to use or manufacture meth, hold night long parties or for other undesirable purposes.
