Default Future Building Sites - Where will they be?

My wife and I are planning on building a home in the villages later this year.
I see now that all of the building/home sites are in either Hawkins or St. Catherine.
I'm guessing these areas will be built out by then.
Does anyone have any guesses where they will be building homes six months from now?

No and most like your realtor does not know either - we had asked that many times before we finally bought a lot in Chitty Chatty which is farther West than we really wanted.....FYI just make sure that the lot you buy is not zoned as a flood zone or you will be forced to get flood insurance if you get a mortgage ! That happened to us...we were told that NO houses in the villages are in a flood zone once built by the Director of Sumter Co Board of County Commissioners but now we have had to apply to FEMA to get a map amendment letter so this demand can be removed - meanwhile for our closing to go forward we had to get the maximum flood policy !!! No one disclosed the zoning of our lot to us when we bought it or we would have kept shopping !!!

i took a drive down the other end of meggison, it goes right longside the turnpike & even i was surprised @ how far out they are. is anybody's guess where they will end

I meant we did not want to be so far EAST but had a time crunch so had to buy in Chitty Chatty

In general, my observation is it seems to take 9-12 months to build out a village once the first home is started with 3-5 villages under different stages of home completion simultaneously.

North of the Turnpike appears to be the primary focus the next 1-2+ years.

Some early prep work is taking place south of Monarch Grove but that area seems 18-24 months years away from starting homes.

Others such as Goldwingnut can probably estimate better.

Probably Cason Hammock and Citrus Grove, which are both just south of St. Catherine. These are both closer to the turnpike so there will be more noise.

Of course, there are a number of lots in St. Catherine, but in the next six months the best ones will have already been sold.

Fenney Hammock beside the gray/red fox golf courses looks to be close to being ready to build and there are villages they are building beyond DeLuna on Marsh Bend Trail, both are south of the Turnpike, they will also be building along Meggison Road north of Warm Springs Avenue so these along with the south of Warm Springs villages will give you lots of choices.

If you are patient, perhaps you could build something close to Disney World complete with golf cart access from The Villages.

Not all but so many of these areas are being built along the turnpike which means noise.

They are tearing out old trailers on the historic side and building new homes of all kinds ...they did about 200 in the last 18 months nice place to live a CC /rec ctr/softball field/tennis courts./fitness park/archery range/ 2 pools/post office/gas station/ and 5 mins to SS via the WooHoo Bridge also access to Lowes/Walmart/Aldi/Bells on 441

I agree about the historical side being a great place to rebuild, but be weary. My landlord just told me there's new rules that apply like having to be further from the lake and a major change of taxes and extra costs for various issues, so I recommend you read all about the transaction/new rules before choosing to rebuild.

St Johns will be west of Hawkins (I believe) but watch this video and see what you can glean.

I would only buy North of 466A. You want lower bond or no bond and closer to amenities. You’ll be happy you did!!
