In 2015, one valuation for the purchase of SWAC was around $60 million and the other at $81 million. When NSCUDD purchased CSU in 2019, the increase in finial purchase price from the 2015 valuations was not as large of an increase as the board faces today with the almost $112 million dollar purchase figure for SWAC.
How much irrigation water rates will need to be increase in the SWAC area is one question I will ask about this purchase at this price. Please take a look at the figures. If you have questions, please attend this meeting as staff wants the board to OK the purchase at this price during a special meeting Thursday, July 22, at 9 A.M. at the Savannah Rec Center. One hundred and twelve million dollars, is serious money. Who says it is worth that? How will it be paid for? Finance rate? If, the plan is to issue bonds, tax free? The NSCUDD board meeting to approve the spending of $111 million for the purchase of SWCA will be tomorrow morning,
I will point out that SWCA net assets as reported in Dec. 2014 was around 29 million and around 24 million as reported in Dec. 2020 The 111 million purchase price comes from an income approach valuation method. My irrigation water base rates have increased from $8.04 in 2016 to the current $8.38 which amounts to less than a 1% increase per year. With an NSCUDD purchase of SWCA at this amount, rates will rise 2.5% per year for the next 10 years and then 1.75% increase for the next 20 years. I have a few questions to ask at this meeting and so should others. |
