a sheet of (First time new build closing costs.) EXTRA-EXTRA These costs could surprise you !--- Mail box fee $$$$$ 190. If any one can comment on and verify these cost THANKYOU North Sumter Utility--first time hookup---- 2,300. village water conservation authority------- 700. underground service electric fee----------- 165. electric meter service fee -------- 100. water and waste water fee --------- 90. building permits and sumter county--------- 3,998. impact fee approximate |

We bought a house already built. A spec house, I guess you would call it. We paid for it and didn't incur a loan and there were no loan closing costs. The only other fee that I can think of was the Post Box fee, as it is run by TV and not the U.S.Postal service.
I do know that it is NOT the size of the lot but the view and the placement that you pay for. A little higher for a walled area and much higher for a water view or golf view and each house placement is different. A house, new, built already and the last to sell in a village is usually a bargain. Some exact models may cost more because they have to have more foundation built under the lanai because of a grade issue. All you have to do is to go to the sales center and say, If I were to buy a Lantana with this interior package on this lot....how much would it be? You will get the exact answer.
