What gets me about new builds is, that as some of you know, me and the wife are looking for a CYV. Well they are all pre-built. So we asked well can we buy one before it is built and not change the design etc, just pick the cabinents, flooring, front door and no appliances. The only thing we would add is pull down steps in garage. But TV will not let you do that at all. So instead we have to buy the CYV then basically strip the inside, I mean that is so much of a waste.

It also seems the per sq foot cost of a CYV is higher than either a ranch or designer.... is that correct?

You use to be able to go the ""Street of Dreams"" and pick everything you wanted in your home.. They went away from that idea years ago. But slowly letting people pick more things. The problem with the Villa's, is they sell fast. SO they build them fast, that dont allow alot of time to let people pick.

rshoffer, it is really hard on the CYV to get an actual square ft cost since you do not know what the lot cost is. I have tried.

GMONEY, understand, but told them we are even willing to wait and buy one just on the drawing board, not even bulldozed yet. And still no!

Default It works for them and for us!!!

I remember hearing from someone..............not even for a million dollars will they change the way they do things...until they change the way they do things!! Now that we know that, we will buy another house here someday and we will know the rules before we shop!

10-4, I Feel the pain. Figure they might budge just alittle. Dont see it happening. Just like when we bought our house, we did not want any appliances in it what soever. No No had to be in there. I almost thought about summoning General Patton to life to help Ole G out here. Dont think that would of worked either. Ole Patton might of grabbed them by the nose and kicked them,, well you know the rest.

We have built seven times in our life, it was fun and stressful all at the same time and we are still glad we bought our already built Camellia in Hadley. (Thinking it would be a vacation home, but that idea is rapidly changing, TV now feels like home!!)

What everyone needs to know is that TV sales does it their way, probably because it is the easiest for the seller (and for them) and they have LOTS of experience. At first I was suspicious but I don't feel that way anymore. There is no negotiation on their sales, and once you get past that fact it is easier. The whole transaction went very smoothly and any minor thing that is not correct is fixed immediately, and they were minor believe me.

These folks have the house buildin' business down pat.

I AGREE with you on most everything....but I would ask....if they have the buildin' down pat....then why don't they have the "pricin' " down pat??

The pricing changes due to market. They have cut prices already. Trust me these guys have all this down to a science.. There is alot to this housing deal when they are building so many in a short time period. I hear what your saying, and not sure what kind of answer you can get. It should be you can buy and build on the lot you pick. with or with out any appliance package and all. do what you want. But I can tell you by doing that they get so far behind in the building process. I talked to a couple the other day that was watching us pour a house, they must of argued for 30 minutes between them on what they wanted the house to look like and what changes they wanted to make. gave me a headache, could only imagine what the sales center is like. But taht Lantana is still up for grabs in BV!!!!!!!!!!!

Anyway....G this post was really was helpful explaining why they don't allow everyone to pick everything they want....I just think about the stuff I wanted to change....LOL...imagine ALL of us wanting specific things built in to the home....no one would have a house for years....LOLOLOL

Thanks for this GREAT explanation! Great Job!

Red face Our process

We signed a contract on March 31, 2009. This is how it went. First we picked a basic model (Designer, Begonia) Then we went searching for a lot, interior nothing special. Put a down payment of $2500 to hold the lot. We were ready to build so we went to the models to picked out interior items. The agent took us into each different model and we chose fixtures, counter tops, carpet, tile, did we want blinds, did we want a walk in shower, and on and on. Each model had different items. Then the same for the exterior. All this info was put on paper and given to the builders. The builders came back with a price. At this point we had to decide was this more or less than we wanted to pay. If it was to much we could have sent the builder different specs. and they would have given us a new price to build. The price they gave us the first time was about what we figured and the specs were what we wanted. So then we were ready to sign the contract to build. We signed a stack of papers and handed over 20% of the price. A few days later we were told our settelment would be on June 18.

The only thing I did not like was they would not give us a price to change one item. You had to give them the whole package and they came back with a package price. If you changed your mind and wanted a different door knob for example, you had to send the whole ball of wax to them again wait a day and get a new package price. We asked what the difference in price was between a regular garage and one bumped out a few feet. They said we could send another package to the builders. we declined.

We will be renting a nice home May and June and moving things to the rental's garage in the next few weeks and then moving to Hadley the last few weeks in June.

It has been a very easy and comfortable process so far. I hope the closing is as easy.

G, yeah my wife made me give mine up for several years after she saw a bad wreck on her way to work. But then she saw how I was always looking and watching when bikes went by. She then broke down and let me get another.

That is my Cav Horse, since I was attached to the 11th ACR on the Border in Germany, as we were Cav Scouts. You can borrow him anytime!
