Seriously considering a metal roof. Figure I would simply replace it myself and finance the whole thing

There are likely one Of two reasons for the new roofs—either a roofing contractor got into your neighborhood and said he had done a drive-by inspection of the roofs and offered to file and insurance claim to cover most of the cost of a new roof. Or the homeowners have received letters from their insurance company saying that unless they have a new roof installed befor the renewal date on their policies, their policy would not be renewed. And with research the homeowners found that no homeowner’s insurance company would take them on regardless of their claim record.

The problem is those same roofing companies who took advantage of the insurance companies after the series of windstorms in recent years.

If you have a15-16 year old house it is very likely you’ll get such a letter this year before your contract renewal date. And the insurance companies will not be offering competitive premiums on roof repair or replacement coverage.
