Tangent: Our manufactured home has a front entrance, complete with a walkway from the street. Not one person in our 8+ years of living here has used it -- for some reason everyone goes to the side door under the carport, which leads to the kitchen.
Both homes have front doors. You can see the front door opening on the house on the left, where the house numbers are located.

As far as the opening for storage, I’m thinking it’s wide to allow for easy bike storage, bbq grill, etc. Next time I’m down that way I’ll look to see what type of doors are installed. Or maybe a golf cart?

You know, the idea of a carport is kind of appealing. Patio villas, like the one we rented four years ago, did not have a nice lanai for sitting. With a carport, I can imagine people will enjoy sitting in the shade, watching people walk by, and conversing with them. Just like the 1950's before the TV generation.

These days, they are making a great variety of nice looking small homes.

So far, they do not have any Premier homes south of Route 44, but they are making fancier Designer homes. One Designer spec house next to Longleaf golf course was selling for $900K.

If you are curious, do what we did. On Sunday, park at the parking lot for Chitty Chatty pool and walk around. When you get tired, go back to your car, get out the folding chairs, and sit in the shade. Then walk some more. After that, get carry-out from Piesanos and take it home. Life is good.

After taking account for the carport, the house on the left doesn't have any room left for a lanai, only a little entry area in front of the door.

We took a ride over today, but didn’t see the patio villas with carports. Now that we know where to look, we’ll try again. There were an awful lot of cars driving through the new areas. Gawkers, like us. The walking paths, and some of the new home designs are beautiful. I love where I am, but can certainly see the appeal of the new areas.

We went over today and looked at them. Both are 969 sq. feet under air, (the blueprints were on the floors of both units) the little storage room appears to be a golf car garage, the laundry room in the one with no front porch will only handle stackable machines. No patios, very small kitchen and living area. The one with no front porch has a bedroom in the front and also in the back with the kitchen and living area in between them. The one with a front porch has both bedrooms in the back giving more light into the living area which is in the front, the other is very dark inside. There are a couple others that are nearer completion and the porches are not screened.

I'm glad to see smaller homes still being built at a lower price range. These could be desirable for singles, snowbirds who don't need a large house for part of the year, or couples who are serious about downsizing. They'll likely be widely used for rentals as well.

I enjoy browsing through floor plans (and frankly, redrawing them in my head) so these are more grist for the mill.

I think you are correct.

I understand that many people who live in patio villas year round do not like having so many renters as neighbors, and I understand how they feel. In our case, we rented a nice patio villa for six months while were arranging to have our house built and it was very enjoyable.

I guess the people who buy patio villas know what to expect.
