At this point I would have an attorney familiar with warranty law look it over and explain exactly what your rights are. That would give you correct information in order to decide how to proceed.

Could I ask a question. Your header says Sunset Pointe. Is that where you live? The reason I ask is that Sunset Pointe is closer to 10 years old. Not 5 or 6. If the windows are 10 years old I would think labor charges are very appropriate.

Of course I know how old sunset PT is. We lived there 1st and experienced the same problem with Windows. Now we moved to a newer area and yes same problem with Windows. Bogie, you have No idea what we have experienced with Warranty. Windows are minor compared to what we went through but that's another story for another time. Want to stay focused on Windows so villagers are aware of what they may also experience and the expense involved. Just saying ...

Yes, there are better windows available. However, my only issue is that they have metal frames which reduces their efficiency. The newer homes appear to have vinyl frames, which are a better way to go. My 3 year old house has not had any problems with the windows, or any other issues for that matter.

The Villages builds an "OK", unremarkable house. If you want better you need to build a custom home where you can specify all of the components or buy in a higher end development. You can also find worse.

We are going to pay the $150 for the labor. No choice. Just hope this one works out!

Steamed or foggy windows should have been caught by your home inspector. Our last used home had five discovered at the time of inspection and the sellers paid to have them replaced. A GOOD inspector is invaluable when Buying a resale home of any age.

You are correct.....most of the time a window with a bad seal can easily be seen. However, I have also seen a few seal compromises where the failure was still new, and the conditions such as low humidity, etc, make this sometimes difficult to find. Over time a seal failure will become more apparent as dirt, etc enters between the glass and the clarity is 100% compromised.

Added to this discussion is the fact that there are different types of seal failures and different types of seals. The best seals in my opinion were the metal seals between the two panes of glass. Andersen used to make a double pane glass years ago with no seal, all glass like a big flat bubble.

It is now very common to find seal failures in windows less than 10 years old. I actually read an article the other day where the author was saying that in HIS opinion, it was almost not worth upgrading to double pane replacement windows because the high cost when factored into the high seal failure rate made it not cost effective. Not sure I agree, but it was interesting.

For the record, The Villages for the past 5-6 years have installed three different types of windows, an aluminum frame one, a vinyl one with replaceable weep holes and now a newer vinyl type with integrated weep holes.

I had problem with sliding glass door. Moisture in between the glass. I called Romac. They replaced for labor cost. I think it was $95.

My windows aren't foggy but have dirt on the inside so when you wash the outside it still looks dirty. Really frustrating that these windows are so cheap and bad and we get charged to replace a defective product. If I had a choice I would never have picked windows like these.

My experience with the warranty department on the windows was they are covered in less than 10 years old but only the glass not the labor. The charge was $75 to come out and inspect them and $75 labor to replace. If you have multiple windows at the same time it would be the $75 to come out and $75 labor for each window.

I believe the original installer is no longer in business and T&D is doing the warranty work.

Of the three windows, I do like the newest ones the best. You find them on only the newest homes, but not all of them.

There are other window problems that are found every so often. Coppering, where the in between the glass coating comes off is one. Another is weatherstripoping problems, etc.
