Default The Party Is Over

I was informed by a rental manager yesterday that this season has been the most difficult ever to rent property. He claimed it was caused by massive overbuilding and a large number of homes available. Guess the party is over. Interested to hear folks comments on this subject. Thanks in advance

I dunno.

Our neighbors, across the street, have their rental booked all winter right through June. There are two other long-term rentals, one booked for two years, the other for five. I'm in Hillsborough.

Not true for me...I rented every month this year and already have Dec through March rented for next year... but it did take some work.

I would also like to add to my last post (above) , that I have had 4 property managers over the last 15 years and none of them did any work for their money. I handed them my long time renter for the months of Jan, Feb, March and told them to handle those tenants, but to also find tenants for more months. None of them found tenants for any more months, but collected a commission for my long time tenant that I handed over to them. When I decided to do it myself, long distsnce, I was able to rent out all months...and with a lot less problems.

I am just curious about rentals by owners.

Do you as an owner have to rent to those who could buy here - meaning can you rent to a family having a member under 19 years old?

I know there are not age restrictions (with the exception of under age 19) on buyers just so that The Villages remains at 80% at age 55 or higher.

Has anyone ever had a renter have a child born to them and how would it be handled as to making them move away?

when a person claims something is at an end because of one season. The "chicken little" syndrome....a true fatalist. Some folks never learn.

There would be a problem...as that's forbidden. Neighbors likely would report this as it's in the covenance not to have this configuration. IF a family wants to live near The Villages...there are neighborhoods for that.

Serious BS. There are no rentals Jan - Mar. If you have one let me know. For 20% of the action I'll find you a renter. What do you got to lose? According to the source it's overbooked and in jeopardy of sitting vacant.

IMO The villages only care about new home sales, their resale side not as important as pushing new homes with bonds, that's were the big money is. Plenty of resale's on the market, don't believe me go to Zillow FOBO, villages resale's, and see for yourself. Location property will sell quickly further out not so fast. I seen several properties for well over year.

A person under the age of 19 may only live in The Villages for a maximum of 30 days per year. So, you could rent to people under the age of 19 as long as they are only here for 30 days or less.

The Villages is not 80% or higher over age 55. What that law stipulates is that 80% of the homes must be occupied by at least one person over the age of 55. I would think that rentals are included in this. However if 80% of the homes are occupied by someone over 55 before the rentals, then you could rent to anyone,

I don't know for sure if there are an unusual number of houses being sold to people who plan on retireing in 2-5 years but it appears here in the "new" south area there are several of these situations. The still employed,and living up north, rent their homes some furnished and some unfurnished. I can see where this would cause The Villages to have more rentals than usual.

This is just an observation, and I have no valid statistics----I doubt there are any.

I believe that is always the case in brand new areas. It was when we first bought in Hadley.

So is this your property manager telling you why he didn't get your home rented? At first we used a property manager he wanted us to rent weekly. Easy cash for him, and extreme wear on your home. We refused, fired them immediately, went to managing on our own. The average of response for our first home was about 64 wanting to rent long term.

Well, it is someone that I had wanted to serve as rental agent, and when I hadn't heard from him after several email I asked him to return my keys and my post was his response.
