Can anyone tell me what it costs to replace a roof on a patio villa? I'm talking about paying 100% out of pocket as if you had no insurance coverage. If anyone has paid out of pocket within the last year for a roof on a average size patio villa what did it cost?

Why don't people ask - How many square and how much per square? There are websites that can measure your roof and give you all the details. That is what a lot of roofing companies use. Any wood replacement would be extra.

How many square
How many feet of drip edge
How many feet of valley
How many feet of ridge cap
etc.

I know they would be a lot more now, but they gave a good price then, and their work was excellent.
Several of my friends used them, and also were happy they did.
Some other patio villa owners at that time had paid 8-10K.

Well back in 2018 the cost of materials and labor were much lower. I wish we would have done our Patio Villa roof back then as we also heard it was only about $6k.
Today's best price for dealing with a quality company and using high quality materials is 10K give or take. I know this because we JUST signed on to get ours done, no insurance.

Right, and, WHAT singles do you want ? Nail strips, 8, 10, 12, etc. to a strip, all adds up. Always ask A LOT of questions, especially which TECHNIQUES they use for the "peaks and valleys", ridges, etc. ASK a LOT OF QUESTIONS ! A roof, is a roof, is a roof is NOT a good way to be thinking. The 10K roof and the 12K roof could have a great deal of difference in HOW the roof is done, there are a LOT of short cuts ! If you have little technical knowledge about actual installation methods, EDUCATE yourself, if you can't do that, find an "old timer" retired roofer, they know ALL the little shortcuts, including nail strips with fewer nails, something as simple as 8 or 12 to a strip can save a lot of money for a roofer, but not be so good for YOU !

I have replaced the roof on my Stoneybrook Villa (1656sq ft ) for $12000. RANDAL CONSTRUCTION AND ROOFING. DID A GREAT JOB.

Check with The Roofing Guys out of Ocala. They have a sakes rep here in The Villages. They did ours 2 years ago. Did a fantastic job at $11,500. Then did 3 of our neighbors. Good reputation too.
