The private pool that was asked about by the OP and explained in post #10 is located at this link.

Google Maps

The townhomes were brought up by a poster explaining that many areas have separate fees from others, but it has clouded the conversation. The townhomes having tile roofs explains why the costs were high and why it only pertained to them. However, as explained in post #10, they are not where the private pool is located, that is at the link above.

The Villages has nothing to do with the upkeep of that pool and the surrounding park - no money is spent by the villages. We pay to the HOA $65 a month to maintain the pool and park grounds. We also pay the amenity fees to the villages. It is private and only for use by the residents that live there. It is not voluntary - if you buy there you pay the HOA. The board members also live there and follow all HOA guidelines. There is a history as to why this exists - apparently some people from Great Britain asked the Villages to build them an area to live in and turn it over to them to maintain. The villages did just that however now there are only a few Britains left but the original concept remains. It seems that those villas sell well as people like the privacy they have. This is the real answer to the original post.
Very interesting. Thank you for this info!

There is a house listed on the MLS that is in a private gated community with only 7 houses. They have their own private amenities and even a pool house residents can use for their guests. And have all the other amenities the villages has to offer. It said this was built for the developers. The house is on a huge lot, In the six hundred thousands and very outdated, and carport only. Its on Hickory Head Hammock.

It looks like there are 4 homes for sale in Villa De LA Mesa. In the description of one home, it states “This neighborhood is one of a handful with its own sparkling private adult pool” and in another “This neighborhood comes with its own private pool/park area and all the exterior painting is maintained by the H.O.A.” The other two homes for sale are missing this information. I didn’t know about this area having an H.O.A. with private amenities. Yes - Very interesting!

Their fees, substantial also primarily covers outside maintenance and landscaping.
If only some of you can digest what you read before you pull the typing finger. Notice I said the pool belongs to the courtyard villas neighborhood. Then I gave an added bonus of providing a not so obvious fact that there are areas in The Village that also have separate HOA fees like the townhouses. Nothing said about the townhouses owning a separate swimming pool. I'll stand by what I published as fact from first hand experience.
