Default Questions about lots and things

This may have been answered before, but would like to know, if you buy an interior lot or interior lot on villa wall or on the road is there an up charge? and cabinets what if the pecking order of money, oak,hickory, cherry,white foil? what is the least to most expensive? Just trying to figure out as we weed thru things. Thanks in advance

Any thing that even hints at the perception of making one lot more desirable then another creates a price increase. Size, Villa wall, cul-de-sac, backing to a street, (although IMHO that decreases value), location, view, and other things none of us have thought of. As for cabinets this is what it used to be a few years ago, might be different today. From lowest up, white, oak, cherry, hickory, and then things like hardware and draw pulls and sliding shelves add $$$. There are also several levels of cabinets above those that are usually seen in premier homes. But may be available in many others. Someone who has just built may have more current info on cabinets.

As far as interior lots go there might or might not be an upcharge. We got an extra long lot to accomidate an extended lanai. It had a 12000 premium. Good choice. Lots which overlook anything have an upcharge. This includes streets or even trees. Golf course and some water views can be 180000 premium. I do not have the skinny on Villas except corner Villas are more expensive.
I think the price of cabinents is dependent on the style you choose rather than the material, although there may be some woods that are more expensive. The cabinents which have a glazing to them are much more than plain ones.
When we made our choices we gave the agent a top price that we wanted to spend. With our input he juggled our order to include most of what we wanted. The olny thing I excluded was tile on the diagonal. We came in within 400.00 of our limit. This might be an idea.
One thing I can say about homes in TV. You sre not in them all that much so all the bells and whistles are not missed. Enjoy your journey and welcome to TV.

At add to what l2 said about location-related things: Our patio villa backs up to a CYV wall and is situated such that no home is truly directly across the street from us - we face another street that Ts into ours. The price differential of the house when it sold new was quite a bit higher than others in the neighborhood that didn't have those features.

I'm not sure some things have as much of an influence in the resale market as they do when a house is sold new. Obviously, items such as golf course lots, corner lots, etc. add great value. But I don't know that some of the more subtle things do when it comes to resale time.

Maybe I'm not understanding this. If this is a resale with a pool on the golf course for that price, I would assume that it would need a LOT of updating and that can get very pricey.

Possibly very costly assumption without all the facts about the property. How old is the house? what are the conditions of the various systems-roof ,
appliances , heating and cooling, yard, landscaping, siding and or paint, etc.etc?

Situations here change from day to day. There are a multitude of things that can effect the price of a home. (The door handles were an upgrade in our house).

The best source for the info you want is TV's sales department. Don't worry about high pressure tactics. That is not their method of operation.

Have you visited The Villages - Florida's Friendliest Retirement Hometown - New Home Sales, Home Resales, Build Your Dream Home, Brownwood Paddock Square? A lot of basic info there.
