With everyone scratching their heads as to where the 65+ primary-care doctors will be found to staff the TV medical-home type healthcare clinics, in light of the existing shortage of primary care drs that's growing, it seems obvious that drs. or other medical people in training are a good thing to have here (no need to bend any rules).

They will have seen with their own eyes that TV is not a giant nursing home and they'd like to come here to work after finishing school/training. They would also tell others that it's fun, clean and lively, and not full of old crabby people like many who've never been here think.

Actually you can rent to anyone. If they want a guest pass there are restrictions, if not they can go to the restaurant's, movie, 18 hole courses, squares.

The 80-20 rule is part of the U.S. Fair Housing Act. In order for a 55+ community to be in compliance with the Act, at least 80% of it's residents must be 55 or over. Otherwise, it will lose its status and be declared an "all ages" community where families can buy. I'm guessing that this law would take precedence over the deed restrictions.

We lived in a 55+ community before moving here. One year the Association conducted a census in which we had to document our ages.

Here, it's easy. Your birthdate is tied to your ID or guest pass.

If the 80-20 rule is not part of deed restrictions, then where DOES it appear?
Amazing how many folks don't know how it works. The 80-20 statement is in our Declarations and Restrictions document. The intent is that 80% of the units must have at least one resident 55 or older. The developer has rules to assure that these percentages are maintained.

I'm under 55

I turn 55 years old tomorrow. I bought in a 55+ community 6 years ago, and was never even asked my age. so, to some folks, tomorrow I will be "legal".
I work in The Villages most everyday.

I am a retired firefighter. Up north at the firehouse I was the second oldest guy on the Department. I was one of the "old guys". I moved down here and I'm "The kid".

Although retired, I work everyday climbing on roofs, crawling through attics, etc. I'm allowed to say that because I am an advertiser here on TOTV.

I do not mean to hijack the thread at all......just pointing out that one needs to be careful of stereotyping what an "under 55" person is. I am one....at least for one more day.....

Respectfully, Frank
Happy Birthday dude!!!

Developer can't ask you how old you are when you buy a new house and doesn't keep those records. No one really knows what percentage of the households have one person 55 years of age or older. It's a catch-22 so the state can't enforce anything here.

With your DOB on the ID records, they know EXACTLY how old we all are.

there is no minimum (or maximum) age restriction regarding qualiifying to rent a home in TV.

The real qualifier is that a person is able to afford the monthly tab for renting here in TV...being interns or connected to the hospital does not make them more qualified than anybody else that age.....that can afford the rent!!

I say rent to the young interns..then sleep with a clear conscience.

It's not like we couldn't use some young folks around here, to help mitigate the constant crankiness of some of the doddering older residents.
