Something that has not been mentioned is cost. I have been watching and the lots and the finished houses seem to have lower prices in Deluna, I believe because of the tollway and also where it is. The seem even cheaper than Hammock at Fenney were. I believe there are a LOT of people waiting for Richmond to open, and if TV is smart, which they are, these are going to all be priced a LOT higher. Like instead of $159K for a view lot, $350K for a view lot. It is right next to the square. Look at the premium on houses in Virginia Trace, or Collier. They sell for top dollar. If you have a budget, I would look at Deluna. Actually, I would look at a house north of 44, but thats me.

We just stayed in the villas in Deluna for our design appointment and couldn't hear the turnpike from inside the house or on the lanai. When I walked along Marsh Bend in the mornings it was loud, but by the afternoon it wasn't bad.

By the time lots are for sale in Richmond build may not be completed until after first of the year, or longer. At least Deluna will be finished near fall.

That's interesting.

We live about 3/4 of a mile north of Route 44. Sometimes there is a lot of noise from Route 44 when I go out to get the paper but is seems much more quiet in the afternoon.

I always thought it was louder in the morning because the was more traffic going into Leesburg, but I don't think that reasoning would explain why the turnpike is louder in the morning.

The biggest drawback for me would be the Turnpike noise. It does get loud ...
