You best forget this metal roof nonsense. The truth is even if the insurance companies say (today) they won't force you to change your metal roof in 15 years from now, that does not mean they won't change their mind and policies 3 months from today and then say otherwise. You are safest to stay in the mainstream of what the masses are using for roofs and simply pay for average/normal roof replacement costs. Use the savings to buy a fancier golf cart.

Back in the day, sold a lot of steel for roofs - homes, garages, barns, etc. Yes, it was long sheets, but the principal and commonality with what “looks like shingles” is the same:
1. The color will fade - especially in the intense sun we have 2. It is noisey - the expansion/contraction rate in our FL heat will have it snap, crackle and pop constantly 3. Loud during a rain storm 4. Will “sing” during wind depending on angle, slope, how the cap is installed and type of fasteners used |

In my opinion, it is almost always better to use the standard, most popular construction product. This is especially important when you need a repair. If you have a roof leak, any roofer can come out and replace a few asphalt shingles. They can usually even match the color. But, they would probably need to special order the metal shingles, if they can even get them.

If i was 30 and planning to stay in my house for 40 years, a metal roof makes sense - but a 10 to 15 year asphalt roof seems like enough now time for a retirement home.

You won’t be able to get cell signal in your house with a metal roof. You will need a cell micro tower in your house. I used the att micro tower and friends used Verizon micro towers. Another thing, heavy rain will be very loud inside.

I know some people who live in non-stick built homes with aluminum roofs. The Metallic roofs interfere with cell phone frequencies.

Not loud during a rain storm. Hail may make a difference. Had it for 12 years with no noticeable fading. And I've been in it during hot weather and cold. Doesn't snap crackle or pop. Before you install the roof, check with your insurance. I'm told fire departments won't crawl onto a metal roof due to being slippery when wet. So, this impedes their ability to fight a fire. I was told this raises the insurance costs, that is if you can find a company to insure it.

I don’t believe metal roofs are allowed in a association community! Better ask the villages first!!!! There are none here so do you see any?? What does that tell you? Look around.

I recently got a new roof, the roofer told me metal was rated for 70 years. A regular shingle roof, 35 years. I went with shingle, it will outlive me.

Also consider you might have a different insurance company (not agent) 10 years from now. They could drop out of writing insurance in Florida or become 10x more expensive.

Yes, that may be true, but your INSURANCE COMPANY may not agree with that and require a new roof every 10-15 years or dump you regardless of the warranty. Whether it is shingle or solid stainless steel with a 1,000 year warranty that just may be their policy.
