Firstly thanks for all that have answered my few previous posts when I was "picking brains" about buying in TV. My next question is probably in a sticky, so sorry for duplication.
I am closing soon on a two year old villa that was a FSBO. How do I: 1. gather the rules and regs of the area on what I can and can't do to my villa? I assume I cannot build a 300 foot high ham radio antenna, or plant a flock of pink flamingoes in the front yard, but how to I obtain the deed restrictions? 2. How do I contact the developer to transfer the home warranties? We are moving from Clearwater and are looking forward to the Villages. Thanks! jrbeccles |

You can go to the VCDD website to get the "rules and regulations", the offices at Lake Sumter Landing.
As for the warrantees, as far as I know, the only warranty that goes beyond the normal 1 year is the building foundation, and you should not need to transfer this as there will be proof when the house was built. I would call home warranty 352-753-6222, and I am sure they can help you with warranty concerns. They can probably also transfer you over to the VCDD to get the 'rules and requirements", but I would expect these would be part of the sales agreement.

All pertinent information (such as Rules & Regulations, etc.), as well as all updates from the time the seller purchased, are to be handed over to you by the seller.
It doesn't matter that they were a FSBO. They also should have provided a "Seller's Disclosure" for you to look over and sign. By law, they are required to turn the docs over to you. If they do not have them, they still have to get them to you by closing, at the latest. However, you should have had an opportunity to look all documents over before you signed a contract. Call the attorney or title company who is doing your closing. Tell that person that you want the documents NOW. If the seller cannot provide them, THEY will have to pay for them. Do not close until you have them.

If you have issues with the home after the closing like a problem with the windows or anything else you can always call home warranty and ask if it is covered. We have had windows replaced well beyond the warranty period. Also check to see if there may be a warranty on the heating and cooling system. When we moved in Trane provided a 5 year warranty on parts, you can call to see if that is transferrable.
