Hello, I am trying to sell my home so I can move to TV. I have tried everything I can think of but no luck yet. So I have decided to turn to pray. Someone told me about this. I buried St. Joseph in my front yard upside down. And said my prayers. Has anyone tried this ? and has it worked for them?

I just sold my home in IL. It was on the market just about three months. What I feel worked for us was the price. We dropped the price almost $50K when I hit the three month mark. Just do a one time drop. Don't lower the price in increments. I think that shows desperation. Just do it once and make it substantial.
The other important factor is staging. There wasn't a pillow out of place; I used pink lighbulbs that gave the rooms a warm look. I played soft jazz. I had a small table in the foyer where I put the information about the house. Most times, your listing won't list every amenity you have to offer. Make a separate list for potential buyers to take. Also, have your agent print off the MLS listing so you can copy and leave. This is usually single page. I also put out a dish of candy. Once I lowered the price; I had several showings and it sold within two weeks. If you sell low, you'll buy low in TV so it all evens out.

I know, my house has been on the market for 10 months now. We are finally seeing people come in and have even been getting nibbles on offers. Last year, my realtor, in an attempt to get my listing, suggested my house was worth about 25% more than I now expect to sell at (all assuming I ever sell anyway). Same with us Steve - I felt the broker listed ours too high. As soon as I dropped the price to where we felt it should be in this market; the floodgates opened. We got a buyer in less than two weeks. After we lowered the price, she came in $30K lower. We countered, she countered and finally accepted $20K lower than our asking price. We are happy with the offer and know if we tried to hold off for more money, we would still be sitting here.

Hello, I do have a realtor, I also have dropped the price. It is below market value now. The market is so slow here in Ma. right now. but spring is here and I hope things will change a little.

We planted the St. Joseph a few weeks ago, and have had a few positive showings since, but no offer. And have reduced our house about 50K since we put it on the market last July. It's now at 65K below our tax value and our appraisal (from July). But spring is here and that's the best time to sell, so maybe we'll all get lucky!!! Think positive!!! And good luck!!!

Oh gee, I sympathize with you. We had ours on the market for a year and lowered the price 10 percent, but we were competing with bank repos in Central Florida. We decided to take it off the market for awhile since I am not retired yet anyway. We live an hour from the Villages so we go up there quite often and rent a golf cart, have breakfast, lunch or dinner up there, look at open houses, go to the entertainment, etc. We will put the house on the market again this summer and hope it sells before I retire end of the year. Good luck to you - (I still have St. Joseph buried in the backyard) I marked it with a shepherd's hook so I can dig him up if we sell.

We sold two homes in the past 5 years, and I attribute our sales directly to St. Joseph.
One of our homes sat on the market for three months with only one low ball offer. We then decided to bury St. Joseph in our front yard, upside down, facing the road. The next day we had three offers come in at once and we sold the 1000 over our sales price. We tried selling another house just as the market turned downward a couple of years ago. Again as soon as we buried St. Joseph, we began to get offers, we sold in three weeks, $3000 under our asking price. St. Joseph patron saint of families and the patriarch of the holy family. You must believe in his ability to help.

I forgot to mention that I also have St. Joseph bured upside down in my front yard. House went on the market early December and sold March 17th. You really can't count the holiday weeks so it was on the market less than three months.

I have nothing against St. Joseph, in fact I really like him, He was great to the BVM and I find him near the top of the list of my heavenly friends, but do you think he really wants his statue to be buried ? Try right side up.

I think you should hire a stager before you drop the price. They are not expensive and they do a fabulous job. I think it really helps to get a professional, unbiased opinion.

A stager is a professional similar to an interior decorator but she uses the furniture and accessories that you already have in your home. She presents your home in a very professional manner similar to what you would see in a furnished model home. She advises on the wall color, tearing down wallpaper, will hang your pictures and mirrors in different places, rearrange the furniture, set the dining room table, accessorize the bathroom, etc. They usually do a great job. Sometimes they work with local stores and bring some of their own furniture and accessories that they let you "borrow" for your staging. A lot of them have a landscaper they work with if you need the front entrance spiffied up. They are becoming more popular.
