I am looking at a new build designer home that was quoted at $206,000 with a 3% discount, net $200,000.
From others experience, can I further negotiate this price. I have no problem being a firm and forceful negotiator but I don't want to spin my wheels if their policy is not to move. How have other's done negotiating on new houses? |

NOT a single person that I know of has ever been able to negotiate the price on a new home.

What I under stand the 3 % discount is no longer available. There are some closeout homes available that may be discounted. These would be the last few in a built out village. As far as negotiation of the price TV is selling about 250 homes a month now. They set the price and that is that. They don't need to negotiate.

If its a new home from the Villages NO NEGOTIATION. If its a resale from a private owner, its whatever 2 parties agree to in terms of price as well as comps or closing costs.
Your 3% was this a recent price quote? It was my understanding they stopped the 3% discounts with the exception of lots in neighborhoods they were trrying to close out. |

Of course...it doesn't hurt to try. I've had car salesmen crying when I drove away with a steal. Sometimes you win..sometimes you lose.

You have the right to try. However, it would be rude to waste the Real Estate agent's time tryiing to negotiate something they have no control over.

I suppose everyone has their own definition of rude but if I'm buying and they're selling they best not think their time is being wasted.

they won't budge on price,
see if there's any small modification, etc you might want, and they may do that |

I guess I would consider what it was I really wanted. If I found the home I really wanted to spend my retirement years in, then 3% one direction or another would not be the decision factor. Price on VLS homes is set and I have seen nothing move it. However there are things that can still be discussed and achieved in the deal. Maybe you want a different closing date, perhaps the interest rate can be adjusted down, maybe the agent would spring for attic stairs or a workbench in the garage, or something else that for you is very important. Get a larger discount at Southern Lifestyles perhaps. A longer warranty, a discount on some work you know you want, or some added feature. I would buy it if it had kurbit, or I love everything but it needs an epoxy floor in the garage, or it needs 5 fans. The agent can do nothing about the price but he can and may do something else. Never hurts to ask and be a little forceful about it.

If you feel that you must get a discount - I count 18 designer homes for sale out of 128 that have a reduced list price.

I do hope you are able to find a home that is just right for you! Although non-negotiable new home prices might be unusual, there is a silver lining. At least you can rest assured that you would not have paid a lower price, if only you had held out. ![]() I bet there's a home with your name on it here, and I hope you find it and live happily ever after.
