Lake Deaton in the pictures looks larger than Lake Sumter. Our Dragon Boaters could probably race on this lake. Apparently there is a boat ramp on the other side of Lake Deaton that already exists per the map. Wonder if they'll build a boardwalk along it like Lake Sumter. It truly is interesting looking at maps and seeing all of the lakes that exist in this area.

No, they've recently acquired that land. There was an article a couple of months ago stating that TV had bought the land north of 44 and 44A around Lake Deaton. If you look at the 2010 map, that area is white, indicating it is not part of TV. To me, it is a smart move as it will connect the very eastern portion of TV along 44 and near Morse Blvd., with the rest of TV and into Brownwood. This recent news was simply the county approving rezoning of the property.

The ratio of recreation facilities, golf courses and government buildings to housing units is pretty consistent throughout TV. The amount that the Developer can afford to pay for land and still sell housing units of the same quality, at the same density, and pretty much in the same price range as the rest of The Villages pretty much dictates what they will be able to pay for land. If the current owners think they can hold out and get more, they'll probably own their land for a long, long time.

One thing is certain and very obvious, the Developer is very sensitive to water useage as development continues to the south. If you really look closely, you'll see that further south in TV, the ratio of buildings and non-water using development is greater than in the northern part of the community. The Developer is making driveways wider, lots a bit smaller, and is using very much improved landscaping with regard to the need for irrigation.

Regarding the development of the 353 additional acres, I did a little research on the Sumter GIS site. Most of what I found is very mundane.
The area actually consists of three parcels recently purchased by The Villages. One is large (approximately 300+ acres) and two are small (each approximately 10-20 acres). The largest parcel and one small parcel were purchased 5/1/2012. The other small parcel was purchased 6/1/2012. It was interesting to see that the prices of the three parcels totaled $7 million. As Mikeod stated, this recent news (mid-August 2012) was simply the county approving rezoning of the property. The news article found by Ron1Z and the Sumter County document found by Opulence relate to Sumter County approving the proposed use of this land by The Villages. |
