I purchased a resale a year and a half ago. Unfortunately still trying to sell my CA house. Even though we bought at the height of the market, I still don't regret it. I love the location (Bonny Brook) and the house was in excellent shape (1 1/2 years old when we bought). There were no wild colors, the carpet doesn't look like it was used and I burnt the oil off the oven the first time I used it. Many people in TV really care for their homes very well. It is just a matter of shopping and preference. I can't wait to get there and put my personal touch to call it home and start living the TV lifestyle.

We looked at 30+ homes last year both new and resale. Finally settled on a resale that was like like new although built in '03.
Advantages: "mature" neighborhood, feels lived in and not just dropped here from outer space. quite a few upgrades, fans, tile, premium kitch. cabs. etc. owner had just had whole place painted and new carpet bought in sept. at a good discount from current prices for similar properties after negotiation ( yes, martha, private owners will negotiate) estate situation demanded sale as soon as possible low bond (not paid but low balance in Marion county). Older neighborhoods have much lower bonds Disadvantages: Haven't found one yet. Motto: With a huge sphere of homes to look at, just keep looking and you'll likely find something that fits your needs. |

I have been looking to buy in TV for a little over a year. Have found that the market has changed in that time, but the developer has changed faster than private sellers. They are now more willing to make changes, accept offers, and be more in tune with the market. My preference is a resale because I like the locations, mature look and feel, and that I don't have to deal with new home issues. However many private sellers have not accepted the fact that prices have dropped.
Now my real problem is finding exactly what I want. A CBS home, 1800 plus sq ft, rear privacy, large lot, south of 466, away from the power lines, away from the trains, close to market square, not on a busy street or backing to a busy street, gas appliances, oversize garage and a good value. Real fussy buyer I know. But I believe I will find it. And I intend to keep looking until I do. I realize it limits my market to a smaller area and to probably what every one else is looking for also. This is my home for the rest of my life and I will not compromise on what I want. So please everyone out there who knows of a friend, neighbor, RE agent, etc. who wants to sell their home, please e-mail me details and help speed up my search. wav Then I can move from the cold and start enjoying the life style like everyone else.
