Default Two Story home on Cane Garden?

Played over at Cane Garden yesterday and there is a home on the ninth hole of Allamanda which looks like it has two stories. Looks like an addition with nice new room with a loft.

I recall seeing some homes on Tierra golf course that looked like two story and figured that was something based on that area or time when built.

Maybe I am wrong and they are just designed to look like two stories. Everyone in the foursome was under the same impression as me that there is no such thing as a two story home in TV, except for some special condos at Glenview and maybe a few others.

I told my foursome, I know a good place to ask

Are there some lots that can have 2 stories?

My wife has already started planning a small office loft for me in our Wisteria

Yes, it is a second story reachable by staircase. How the Architectual Review Board can allow the homeowners to build that structure, as well as other projects around The Villages affecting property values, to the benefit or detriment of the neighborhood and immediate neighbors, is really puzzeling. Surely, neighbors and those in the immediate vicinity, i.e. within 250 feet of the property lines, should be given the right to be heard before the ARB makes its determination. I have no idea that this was or was not done in this case and would be interested in finding out for future reference.

Yes that definitely is a two story addition. Could not help but notice it today when we played Allamanda. Looks nice.

Curious though as to why this should not have been approved by the Architectural Review Board? Maybe I missed it but I could not find anything that prevents anyone from adding a 2nd floor, assuming all the proper paperwork & sign offs are in order.

Those few homes mentioned on Tera del Sol are also 2 story homes. They were built originally by The Villages when they developed that particular area and advertised them in their video and brochures. I might be wrong, but it seems like I have seen 1 or 2 other homes in TV that have added a 2nd story room on part of the house, also.

Seems like many Premieres are as high or higher than what would be needed for a second story.
If there's no impact of height it seems like an approval would be a no brainer.

We'll stay tuned.

I have often thought that an office "loft" would be really nice too. I can't see why it would be a detriment to the neighborhood if it was done tastefully and the ARB gave it their blessing.

You are right, I can think of nothing I have read that prohibits 2 story homes. I guess after the years I have been visiting and now living here I assumed the review board did not want them as I seldom saw them.

I am still curious of the details, e.g., type of lot, house style that qualifies and will add finding out to the list I keep containing tasks I never get to.

Maybe next winter when I am and not so busy having fun...

Hope they have some powerful AC in that addition and those windows. I had an office loft with lots of light back north and with AC and a fan in the loft to drive the heat down, it was beastly hot in the summer.

I could see how a two-story home in the middle of a street with single-story homes could look out of place. Depending on the lot, terrain, how a neighbor's viewshed/ sunlight/ landscaping would be affected, etc. it could be fine or it could be a nuisance. Hopefully, ARB take all this into consideration.

I'm just glad that I don't live on either side of that particular home. It blocks great views of the golf course. And...I wouldn't want to live directly across the golf course from it, either. It looks SO out of place with the 4 dormers on top. Quite distracting, in my opinion. But...that is strictly my opinion. (everybody has one )

Well maybe there is a plus side to living next to that house. One of the folks in my foursome wondered with the new height of that house if it would now be more susceptible to a lightning strike as compared to the other houses nearby.

Now I can't wait to see this house.

Remember off campus, back in the OLD neighborhood? There were all sizes and shapes of homes in a typical nice neighborhood.

I hope that living on higher ground doesn't attract lightning. I think a lot of us live on a hill in Hadley!

I think most homes in The Villages look very much like each other. It took me a long time to recognize the difference in floor plans by the front exterior.

Now these folks with the two story won't have too much trouble finding their way home after happy hour....
