What I have seen is a General number used in determining value would add $10,000 for a corner lot. Enclosing a lanai ads no value, although it does make the property more appealing when it's time to sell.

Had a screened in porch with plex removables for summer. Rebuilt the porch and installed 8’ sliding doors all around. Want air? Half the wall space is screens [part of the sliding doors]. Want it enclosed with glass. Shut the doors. No custom sizes, easy to frame, aluminum or I preferred vinyl.

Corner lot = more saleable if you decide to sell, enclosed lanai = 0$ unless you like a sauna.

With patio villas selling around $200,000 I would say a corner lot adds 5% to 10%. Maybe $1,000 for the enclosed lanai.

ANOTHER PERSPECTIVE: When you live in a corner lot in a Courtyard Villa like I do, you get the benefit of a large but private back yard and a wall on all sides to keep out any dogs or intruders. I think that is a good thing!

I live next to a patio villa corner lot, according to Zillo it’s worth $9000 more than mine, but that’s assuming there alike (meaning what kind of shape it’s in etc..). I have an enclosed lanai and was told it would add an additional $2000.

i have decided to pass on the villa on a corner, mainly because I would still have to mow, water and feed the grass, the same as I do at my house now. Nothing gained.

I don't know how long you have lived here but that's what dog owners do. They allow their dogs to urinate and deficate on other peoples property. Doesn't matter if you are on a corner or not. Many a poop thread on TOTV.

Almost all courtyard villas have a secure walled or fenced back yard, even if they are not on a corner lot. But, this thread is about a patio villa, not a courtyard villa.

Agree with a previous poster. Corner lot is great for our dog. We have more privacy than the other homes and if we ever decide to sell the new owner can put in a pool. As far as maintenance, it’s significantly less than what we had up North so is really not an issue. Cutting grass is easy. The homes with lots of landscaping have the extra work I prefer not to do.
