For me anyway, it makes Moultrie Creek a non-starter. But again, do your own research on the subject and make your own judgements.
Family run concrete batch plants in the Bible Belt is pretty small compared to some only have 4 locations, and 29 trucks per site. Only 20% isn’t family, those that are retired lived to their mid to late 80s. Bigger killer than any products they were surrounded by was the amount of alcohol consumed everyday after work ended

If near Marsh Bend Trail, you may see lights over the trees at night, no different than from any parking area.

Wellpoint is just south of Monarch Grove, more than two miles away from Middleton so no issues with noise there.

This area north of Eastport is a prime location and will be in very high demand. Similar to being close to Sumter Landing. It's within two miles of Magnolia Plaza, Sawgrass, Eastport, Middleton and near multiple new golf courses.

Once Bexeley and Corbin Trail are open (soon), there will be quick, easy access to Sawgrass and the Turnpike. Most of 470 and the Eastport/Middleton area can be avoided during school traffic hour.

The maps at this link might be helpful.

Thank you so much for including this map. You have no idea how many times I’ve heard of a particular Village but no idea where it was!

Downtown Middleton is just a stone's throw away. I have been told there will be nightly music like our squares. Again, this brings more traffic and noise. It is probably best to wait until other villages in the Eastport area are available. We were going to build in Moultrie Creek. After seeing the traffic and hearing the noise, we have decided to wait.
The Village of Well Point is nowhere near Moultrie Creek-it will be adjacent to and just south of Monarch Grove and miles from the high school.

Default Facts vs Fixtion

Okay, a lot of I believe and I heard on this topic. So here are some basic facts about the specific area. I live in DeSoto south of Fenney Way so we are fairly close to the prison. We have never heard announcements or sirens or any noise. From our location we can’t see any of the lights. We do hear the turnpike in the morning when everything is quiet. We do have the occasional blast from the quarry. We don’t hear it but you can definitely feel it. In the early morning hours you can hear the cement plant and the trucks backing up (beep, beep, beep). But I do not hear the plant during the day.

For the specific area (Well Point) it is further away than we are to the cement plant and closer to the turnpike. I have driven on Marsh Bend at night and you can see the lights of the prison. It would depend on the specific location of the lot as to what you could see at night. Personally I think it is going to be one of the better new areas as it will be a lot closer to established amenities than the places south of 470. There is also the last part of Richmond that will be built that will be really popular because it is so close to Brownwood. Best of luck and make an informed decision.

Agree totally. WellPoint will be much better than Moultrie! Although very recently, the view lots in Moultrie were reduced by 40 thousand on the retention pond. Think they are now 59K. A month ago they were 99K? IMHO I would hold off.

You might not worry about escaping prisoners, but that doesn't mean it doesn't happen. Mob hit man who killed three, escapes.

Did he run to the closest house in TV to hide, nope anyone with any common sense will go as quickly and as far away from any prison. We had a prison not far from our lake house, and never had a worry that it was there. But I guess those who worry about a prison came from that small town, that was sheltered from outsiders.

You may want to have your hearing checked if you can barely hear music from Brownwood 1000 feet away.

"herding cats".....that is a funny expression. Made me chuckle even though I have heard it before.

The more I read about all these not so prime locations that are being developed, the more I wish these Morse kids would take a breather and develop ONLY prime property like north of 44. Sorry, just had to say it.

Trivia...........Whitey Bulger was a resident at Coleman Prison until he was transferred to West Virginia then got rubbed out within twelve hours of his arrival.
