From what I understand Lake County is the problem. Sumter County has been welcoming and supportive of the expansion of The Villages, and has reaped all sorts of benefits including an ever expanding tax base, a population surge that has demographically changed the county (older and better educated and financially secure), an exceptional charter school, hospital/healthcare expansion, road improvements, and the list goes on and on. Lake County has been reluctant to allow The Villages to expand, and Marion County is similar. I seriously doubt that anything will change in regard to Lake County, and The Villages should just expand further into Sumter County.

I can't imagine Lake County itself being a problem for The Developer. Of course, I can tell you from experience, there is always somebody or somebody's opposed to economic development.

Hmm, maybe Lake County have changed their minds. The developer already bought about 300+ acres in unincorporated Lake County. It's immediately south and adjacent to the 600+ acres that is in Fruitland Park. If everything can be worked out, TV will be about 1,000 acres larger.

It's a win-win for any community to get a retirement community. You increase your tax base and dont add any children to your schools. Such a deal IMHO.

i believe the town of fruitland is ill-equipped to handle such an influx of new residents - children or not. but am sure the developer has faced that before. the villages might have to bite the bullet on a water distribution and a water treatment facility and some sort of improvements to roads and recreation facilities for the fruitland residents. without those kinds of contributions fruitland would begin to resemble a town of haves and have-nots what with 3 rec centers, new public safety facilities, pools, rec courts, etc. one of the town's concerns was also the size of their post office!

so there could be some hurdles - but i don't see them at the county level.

As far as the Post Office, an increase in business is a wonderful problem to have. Nothing wrong with creating a few more jobs for Fruitland Park residents. As far as the infrastructure to support a TV addition of a couple thousands homes, I would bet that the Developer already has that problem worked out. I've never seen a city council or county comissioners that didn't make their children's education top priority. Like one said, This is a great one time opportunity. True growth has its issues but the benefits can outweigh the issues by a long shot. This new proposed village or villages will have little or no noticeable impact on the current TV as new pools and recreation centers and maybe golf courses will likely be built to accommodate the new homes. Bottom line----jobs, jobs, jobs! And taxes for the county/city.

Maybe I'm not the sharpest knife in the drawer, but don't we expect that the new area will be set up as a CDD?

TV will put in the infrastructure and connect it to existing (or new) Villages resources - sewer, water (both potable and irrigation). I'm not sure if SECO supplies electricity in Lake County. TV will decide if natural gas will be brought in. TV will install streets, storm sewers and retention ponds.

I don't see TV performing any improvements to roads and recreation facilities for the Fruitland Park residents.

I agree. The Villages will also have their own fire and rescue service.

In the last couple of years Fruitland Park has moved their boundary lines down near Colony. It's all a game of chess.
