I agree with JP....the developer didn't just fall off the back of a turnip wagon last week, you can be certain that like any well managed successful business they have all the data on what sells, where the market is heading and where the profit margins are

This has been mentioned, but the Patio Villas are becoming much more tempting. The main reason buyers jumped from a patio villa to a cottage was they either needed a 2 car garage or 2+golf cart garage or they needed a third bedroom.

Now the developer is actually giving you a livable patio villa. Some probably know the current bond amount, my experience was when patio villas were built in Buttonwood the bond was $10,000 and cottages in the same vicinity the bond was $21,000. Basically double or more.

Here's is a current patio villa, they're now giving you a 2 car garage, and some even have the additional golf cart garage. No carpeting in the living area, vaulted ceilings, white cabinets, stainless steel appliances and a island in the kitchen that's not curved, this is for sale right now for $199K. Topaz Patio Villa 6082 Allen Ave. To get that third bedroom in a cottage, you're double the bond amount and probably spending $240K for a cottage.

I think courtyard villas are largely replacing the cottages. Patio villas too. I think the homesites for both the patio villa and courtyard villa are probably close to the same size hence the bond is probably less than for a cottage with less landscaping and landscaping maintenance required. Lots of positives for some people.
