Default What renters want??

According to our friends, they are having a difficult time finding a rental for April 2018. Why?? Because they are looking for a villa, Pet friendly and they want 2 Recliners in the LR to relax ANd watch TV. My girlfriend says most people have uncomfortable furniture and no Recliners?? Wonder why??

Rental furniture rarely top of the line -- you don't want to spend a lot of money for folks who may not take good care of things. Most villas don't have room for two recliners. Personally, I think your friends want a little too much.

If they want pet friendly, they probably want a villa because it's fenced in and they can be out in the yard with the dog off leash safely.

Villas and cottages are the most profitable and that is says a lot. Most rentals are not. In my opinion few designers make any money. One way you make money is buying cheaper furniture and a used cart, if you offer one at all. having said that I would advise your friends get a designer for 10% more. Often these are furnished for the owner, not for profit.

38 patio villas and 19 CYV on thevillagers4rent site, that are available to rent in April, with pets, and recliners. That's a lot to choose from.

Yes, villa because of dogs. How did u find 19? Is there a way to seek out these items?? I don't think they are really asking too much. The 2 dogs may be too much but Recliners I think smart landlords would think of. You can find decent ones, not too expensive today.

A two-minute perusal of that web site was all it took. Every single listing says whether it's pet friendly or not. The first page of the site gives all the types of homes.

Based upon the size of most villas if you put 2 recliners in front of the TV you aren't going to have room for much else. Most landlords furnish with the idea of being visually pleasing to the masses and 2 recliners wound not do it.

If a renter is going to be that picky you probably don't want them anyway.

Picky? I don't see wanting comfort as picky. After all, they ARE paying top dollar. I think a good idea is probably a sofa where both ends recline. These are easy to find today and affordable. Just saying what I'm hearing and I do understand they want to be comfortable. They do visit occasionally and their last rental had very uncomfortable furniture. Just saying

Our designer living room has a Lazy Boy and two three cushion sofas.. One of the sofas has a recliner option for the two end unit seats .. a total of three reclining options .. We do not have "typical" rental furniture .. But we do not allow pets .. no matter how big or small .. how well trained they are .. etc etc

Hula, have your friends considered buying a CYV so they can furnish it themselves?
They could rent it out when they're not using it; and that way they can furnish it to their liking.
The reason we bought a CYV in 2007 -- we had two dogs, one of them 70 lbs.
We quickly gave up looking for a rental for our menagerie and bought instead.
We are now seasonal residents; it was the best decision we ever made!

I have been renting a condo to people in another part of Florida for twenty years. I will say that renters expectations have increased dramatically over that time.
One lesson I learned during that time is that cheap is not cheap. In this situation a better made item will last 5-6 years while you will be lucky to get two years out of something that had a bargain price. The lower price item either breaks or shows it's wear much faster. People will not pay money to rent a place with broken or dingy stuff.
We are currently renting a designer while our house is being built. In this case, both the couch and love seat are recliner combinations. So from the OP's point that is a easy solution.
This house was finished in early 2016, and the high traffic items are showing some issues. With 600-1000 homes available to rent, I would not come back here if I were a seasonal renter.
