that stat does not surprise me at all. From casually perusing "asking" prices on Trulia and the Villages RE site, I'd say 20% of the homes listed are asking pie-in-sky prices, based upon today's real estate market.
Some of the listing prices would have been optimistic 18 month ago when prices were booming. Now they are beyond optimistic.
My only conclusion is that these sellers aren't really interested in selling in today's market. They have a dream that they didn't miss the peak, and either don't really need to sell, or are just dangling bait out there hoping for a fish.

People need to price their homes realistically. Just because your neighbor got top dollar 6 months ago doesn’t mean you will today. The market fluctuates and your listing price should reflect what the “current market” will bring. Too many Sellers look at their home as their “Piggy Bank”, and have overpriced their homes in todays market.

Most sellers know the realistic current sale price for their area.
Over the years wife and I have sold quite a few properties.
We always 'overpriced' in the hope of doing better than the market, but would 'reluctantly' accept an offer at our market price.
This always made the buyer happy, as they could tell their friends how they beat down the seller, and stole a bargain.
Both parties are happy!

I was recently told by a TV realtor that she has some beautiful homes for sale and has had offers on them, but sellers will not budge. Right now, I believe there are over 900 pre-owned homes for sale.

I think you're correct most of the homes down south of 44 sell pretty quickly. There are a few of them that are over priced or have kissing lanais but for the most part they're gone in a few weeks.

That is a well know florida fishing trick during snowbird season. . put the house up for sale for a high profit, and if you catch a buyer, woo hoo! If not, no change in plans. .

I am actually surprised no one has brought this local florida behavior up before. . i worked for a FL based company in the early 90's, one of my FL colleagues told me about this trick one of the first couple of times i flew down for work.

I think part of the issue is people moving/buying here are trying to sell their family homes and with the increase in rates there is a slowdown in real estate transactions. Younger couples who were getting ready to buy their homes, now, can’t afford it.

Location is very important along with a realistic price. I will be selling a home in Winifred hopefully next week. Great neighbors, home and location.
