Rumor has it they slapped 8k onto property tax 'new construction' south of 44.

I believe you can sell anytime. However, you can’t profit if built less than a year. The house next to me recently sold. The owner started construction last year, put it on the market at the 11 month mark and sold it between 12 and 13 mons after the house was complete. It sold for $1.1 and comparing it to my home which was built last year also judging by the sq ft and upgrades I would say the house cost approx. $750k. Not a bad ROI.

I know of four people sold in St. Catherine. One moved to a Village north of 44 and had previously moved from Marsh Bend. Her daughter is a realtor. Another home was purchased for parents who did not want it and never moved in. Another couple could not sell their very expensive home in NC and returned there. Another moved within St Catherine to a bigger house.

It would be interesting to know what new sales and resales would look like if the rule was owner occupied only.
