Donna,
short answer....no add-on perimeter fences. However, there is a small new section of ranchers in hemingway that have vinyl fences around the whole back yard....an experiment. In the rec news recently, the CDD manager did explain the fence policy. One thing she mentioned, that I have seen a couple of times, is where people have constructed short (i.e. 3 ft high) fences that adjoin the back of their house and abut a patio. Apparently, this is allowed (but do seek ARC approval first). I've seen one in Sunset Point and one off of the Pimlico golf course.

Donna, just that one street as far as I know, here in Hemingway
We looked at a couple and if someone wanted a fence and a ranch home, it was nice. |

The historic section has at least 3 areas(1-2-3) as they were built diffferent deed restrictions go to building dept and ask forhe ones for your area. We did this recently to replace a home. they were very accomodating

Deed Restrictions
Community Watch loves to plant and make up deed infractions. As a potential buyer you should be very careful. I have a hobby web site and I have a magnetic sign on my car that tells people what the url is for that web site. The car is parked 2/3 up my driveway (I mostly use a golf cart). Community Watch insists I have a business and that I must remove the signs. I have refused to do so because I do not have a business. They are harrassing me to no end. What about all of the residents that are running businesses from their homes? I have seen golf carts for sale, contractors who park their truck on their driveways, people who have all kinds of statues on their lawn. There are infractions galore if people open their eyes. Yet they are harrassing me for my hobby-- a hobby that does not bring me any money, just joy. How many residents have written a book? Have they rented an office outside the Villages or are they doing it on their home computer? Isn't that a business? Isn't it about time to stop? Last edited by dcanaan; 10-07-2008 at 02:03 PM. DC,
Have you ever called the deed compliance office directly and spoken with someone of authority to explain your situation and get their take? I've called them before on a rule interpretation and found them to be very helpful. Perhaps the community watch guys are going too far, perhaps they are following the letter of the restrictions (i.e. no 'commercial' vehicles, ie vehicles with signs). I'm sure we've all seen deed restriction violations and done nothing about them.... it can appear to be selective enforcement. And, yes, people run businesses out of their homes....I recall hearing the distinction was that you could not entertain clients in your home (hmmm, that didn't sound quite right, did it?)

The position of the deed compliance office is, cease the business or move out. The only way you get boxed in is if somebody rats on you to create trouble for you and your wife. Ask me, I know. JLK |
