We had thoughts about this situation too...We just put our house up with a contingency of 45-90 days to leave house...so we are going house looking again in TV and have a contingency on that contract too....The problem w the buying contingency is it might not hold on that particular house if the seller wants to sell quicker w a higher offer

And don't count on your 45-90 day to vacate contingency either! We had that in mind but our buyers loan was approved early and they asked us to "get out" much sooner than expected! In our slow market we did not feel we could argue so out we got! We had not had time to buy in TV but we were able to find a rental until we could find the home we wanted. Shucks, we were "homeless" for a few days but it was a good "homeless" as we knew our dream of being in TV had come true!

The economy is certainly looking better now, and the housing market is reflecting the consumer confidence with the November new and used home sales; however, with the uncertainty in Washington for the next month or so, I would hold off until after those children get their houses in order.

Only you know your financial situation. We were in the position to pay cash and we did not have a mortgage on our home up north so we were able to buy and then sell

Default we made an offer....

We are on our way to Miami for a cruise but stopped in TV to look at a couple homes with our MLS realtor. A NEW listing showed up on Wednesday that was exactly what we were looking for. We toured the home yesterday. It is in the village of El Cortez, on the ninth tee of the golf course, fully furnished in a southern living style and includes a golf cart. What was not mentioned anywhere on the listing was that this home is already rented through April! Needless to say, we were sure this home would be snatched up while we were on the cruise, so we made an offer and signed the papers last evening.........now we await to see if our offer is accepted.

We can't believe our good fortune! This gives us time to get our home sold in Virginia which I believe will happen in the spring.

Hopefully we will soon be New Villagers!

Its great to find a home you love, we started with a patio villa, just to get our feet wet and then bought a cottage because of the two car garage, and maybe when we are down full time there might be a different house in mind, you just never know

Yucatan2, Congratulations to you from a TV wannabee. Hope your offer is accepted. I really like the area near Spanish Springs -- the mature landscaping and access to shopping. Keep us posted on your progress towards becoming Villagers.

Bottom line if u can carry both? If in this economy? You still have the houses up N up for 2 months...... I would say wait until you're free from that house. We have same situation ad WON'T do it until TIME..

AND if everyone were careful like you...we would have a more stable economy.

Our Generation was taught to measure twice and cut once. So many folks today seem to make major financial decisions on a whim. Hopefully these things will cycle back to include lots of thought and caution before going final.

We have a financial cushion and was still told not to carry two homes. I already have trouble sleeping so can you imagine? Luckily, we got a bid on Halloween night after Huuricane Sandy. Both realtors came to the house, and we signed in glorious candlelight. God willing, our closing should be in 3 weeks!

I have pondered this question as well. I think once you've visited TV, whether it's the salesperson or just that you like the lifestyle, that you feel like if you don't buy something right away, there won't be anything to buy when your ready. I watch the listings and in deed many that I would have been interested in have come and gone, but they are always replaced by others that look good, too. I am telling myself to be patient and stick to my schedule. I plan to start getting my house in shape for selling in the spring, then renting in TV for a month to give me time to really explore the place and see where I want to live given location of rec centers, shopping, etc. and/or make sure I really like it there. If my house sells, then I'll look for a place to buy or rent another month while the rates are lower or rent for a longer term. I only live about 100 miles away, but the thought of having two places does not appeal to me.

Sounds like a perfect plan - you've thought it through and know what makes you comfortable/uncomfortable. Stick with it - things will work out fine!

I agree with Bill but then I always do.

One has to do what is comfortable for themselves .I will adopt the same plan as you. I'm sure everything will work out.
