Default lawyer or not

Is it recommended to have a personal attorney to close on a CYV or does The Villages handle it all? Here in NY you need an attorney to buy a slurpee!

The Villages handles it all. They have it down to a science. I've never seen anything like it before in my life. Welcome to the forum. It seems as if I should welcome you to TV as well. Welcome.

I was told I wouldn't need an attorney. The closing went like clockwork.

All you need to do is just bring money, they will take care of the rest. If you don't have money, they will even lend it to you.

Perhaps one of the major differences between NY and Fl is: Not requiring an attorney for everything you do in life. I agree, if you are purchasing a new home here at the Villages, it will not be necessary to have an attorney. The sale process and closing is boiler plate and the closings are uneventful almost all the time.

If you are purchasing a re-sale it would be prudent to have your own attorney (real estate or contract) reviewing your sales contract and closing paper work. A realtor is a professional sales person and their skills are in finding you the home you want and negotiating the best price. A lawyer's purpose is to ensure you own it without any hidden unpleasant surprises down the road! Welcome to TV. You will love it here!m

We closed on our home in TV without an attorney. As was previously stated, TV has the closing process down to a science.

Oh yes, my Wheatfield neighbor.....and shall we tell them about the TAXES we have to pay for everything under the sun here in NYS? They will REALLY appreciate the great state of Florida. NYS politicians....don't get me started!!!

Not only do you not need a personal attorney for closing in TV...but you don't even have to be there for your closing. How 'bout that? And you get to do your walk-thru inspection at YOUR convenience after closing, if you opt not to be there for closing.

I've said it before...and I'll say it again, TV...they are a well-oiled machine.

If you are financing the purchase, the lending institution will appoint an attorney for the closing at your expense so that should suffice. There may be an exception to that if using the TV owned Citizens First Bank to purchase a new home in TV.

All realtors are real estate agents, but all real estate agents are not realtors.

Unless you’ve hired a purchasing agent, the agents are working for the seller and their job is to get the most amount of money for the home that they believe you are willing to pay.

Probably the only time you'll need an attorney here is if your selling to an attorney !!!
