Visiting TV in the Middle of Sept.
Hi all,My wife and I and our friends will be visiting TV in the middle of Sept. and wanted to get some recommendations as to whether to buy new or resale. I would also like to know if anyone rented first for a while before deciding to buy. Is that a good idea? What is the cost of living there? Any other feedback would be appreciated. Sorry for so many questions. We are looking forward to our visit and meeting new people. One more thing, is the job climate for an IT person fairly plentiful or scarce. Any recommendations would be appreciated. I am not ready to retire yet but would like to move down sooner if I could. Thank you so much for reading so many questions.

My personal viewpoint is that a resale offers a much better deal than new. With a resale: 1. You can negotiate price with the seller, new house you cannot. 2. Resale home will be a lower bond or possibly no bond at all. New home will have a bond of $23,000 to $50,000. 3. Resale home has no construction going on for several months around it. 4. Mature landscaping in a resale, landscaping is new in a new home and often dies. 5. Resale home you see what the neighborhood looks like and what is around you. No surprises of a next door neighbor building a monster birdcage next to you or a shopping center popping up in your backyard. 6. Resale home may have many extras you want already there without having to pay extra for them.
These are some of the plusses. Hope it helps. Also, be sure to get a Villages Property agent AND an outside MLS agent such as from RE/Max or Realty Executives. Neither can show each other's listings. Great neighborhoods include Glenbrook, Mallory Hill, Caroline, Virginia Trace, and Harmswood. Jobs are scarce here and most pay just a bit over minimum wage. |

Jobs that pay well are scarce. The Villages gives you a cost of living sheet in your packet and most everyone agrees it is pretty close to accurate.
New and resale houses of the same model and on the same kind of lot cost about the same. The bonds are paid off sometimes in resales and are paid down some, but repairs may be needed...so it is going to be a tough decision. If you do look at a lot and they say you have six hours to decide, they are not scamming you...but there are MANY and will be more. They sell fast so don't panic. Welcome and best of luck. rent off season take couple of months to figure out where you want to live,,we came 3 time before we bought

First of all enjoy your visit in Sept. While here, talk to people and find out everything you want to know. Try to get a feel for the different locations and see what is comfortable for you. Some already established areas have an awesome neighborhood with a lively party atmosphere. If you buy new you don't know who your neighbors will be. Join in on some of your favorite activities and talk to the people there. Lots of choices take your time.

Resale - many homeowners here have large proceeds from selling their previous, paid-off home in other states and they put in expensive upgrades that they won't necessarily recoup when selling. Resale also puts you closer to the center of TV's 3 town squares.
New homes are always nice, and I'd try to get one that is a neighborhood/villages "close-out" so that the dirt and dust of construction is almost done. Friends have complained about the constant dirt from construction. |

Another welcome to you from a Chicago area wannabee! If you rent for a while in a village or two (or three) you may get a better feel of what part of TV you want to live in. I would definitely rent a golf cart in September and use the golf cart to get a good feel of what TV is like.
Being a wannabee, I can't comment on salaries. I don't know if Ocala would offer more money for IT professionals. Maybe commuting to Orlando, but the cost of gas and wear and tear on your car is also a consideration. Keep reading and posting on TOTV. There is a wealth of info. on this forum for wannabees and gonnabees!

Try to rent 3-6 months if you can. There are many open houses, both new and preowned every day. Go to as many as you can. Talk to as many people as you can and get a feel for TV. There is a computer club here with some talented people you can talk to about possible work. There is a "Wow factor" when you first come here. There are pros & cons to everything in TV. Best of luck.

Resale may get you the problems that have cropped up in the home over the years.
Also, and this may raise some eyebrows, the folks that move into your "new house" neighborhood are likely to be closer to your age. There are several presumptions there, but that idea has passed as good info for a long time.
