Default Excellent Ideas!

I cant thank all of you enough for all your help, advice and ideas. I was so discouraged, but I feel so much better now with all of your help. I will do my homework tonight and re-read all of your posts and meet with my realtor in the morning.

IN A NUTSHELL Learned a long time ago to keep BUSINESS, FAMILY,AND FRIENDS SEPARATE. It can create to many hard feeling although the intentions started out good. Just my opinion.Good Luck with your sale

Thank you Clyd for your good luck wishes. And you are soooo right about keeping business, family and friends separate. I knew better, but was a softy. Next time around will be strictly business. Its not worth losing a friend/family member (or a sale) over.

When I sold my old home, I deliberately did not give the deal to my neighbor and friend. He was upset and annoyed, but I ended up with a good deal and a minimum of hassle, disappointment, etc., etc.

Sadly, he hasn't acknowledged my messages since that time. Which says he is a "small" person. Too bad!

Was wondering what is the real estate commission on pre owned that tv real estate charges and what is the std time lengh for the listing contract.

Default The price is what matters....

No there is no set comission price....you as the homeowner can negotiate with the broker. Because everyone looking for a house these days uses the internet to gather their information when buying, I'd be more upset if I didn't get listed on the internet. Most buyers are doing research, have gone to Zillow, House Gains etc. The buyer has a lot of information. Open houses are used more for the broker to gather the names of people they can sell to if
they don't buy your house. A broker open house is a good thing.....the borkers come thru and see what it is about...but if the broker is any good he or she knows that neighborhood and what to expect of the homes in that area........pricing is what makes the differece to sold or not sold....and how soon you get to move to The Villages

Talking Update to all your great advice!!

Well....I took all of your great advice...thanks again!
I now have a "pending" contract, all signed, deposit delivered, inspection on Friday and their bank appraisal on Monday.

On August 30th I will be staying in TV with my dear friend Nonie house shopping, then come home and close two weeks later.

If I survive the inspection, appraisal and packing and tossing etc., I hope to soon be living in TV....I'm getting closer!!!

P.S. My Mother always taught me "not to count my chickens before they are hatched", but I am so excited...I couldnt hold it in any longer hehe .

Yeah JeanieBeanie!! I'm so happy for you. It seems like things are really starting to move. My sister is getting two offers on their house near Binghamton tonight. No action at all til the last 2 weeks.
Happy packing. I hope to get to meet you and Nonie in TV. We will be there in Sept. looking for a house. So excited for you!!

Jeanne,

I am so thrilled for you! This happened so fast for both of us our heads are spinning and our backs are breaking from packing boxes but It will all be so worth it in the long run.

Looking forward to house hunting in TV with you in a few weeks, If either of us are out of our homes by the closing date it will be a real miracle wont it? LOL , So much to do and so little time!

Talking Thank You All!!

Thank you so much for all of your good wishes! I went into a panic last night thinking "Ummm Jeanne, you are all excited about your contract and finding a house in TV and having fun with Nonie that you forgot about Plan B" .

I realized I was overlooking the fact that it all needs to fall exactly into place in a short period of time...or I will be homeless till I find a place! .
But...I had a great nights sleep, and I know it will all fall into place, I am sure my lil angel up above will help me figure this all out in time.

So...no thinking or stressing today...just lots of excitement and preparing for the inspection. So Hi Ho...Hi Ho...its off to pack I go!!!

CONGRATULATIONS! We bought in Bonita in June and will be moving in January. What part of upstate NY are you from? My wife is ready to never spend another winter in Buffalo.

Hi Jeannie! Congrats!!!!! I am so happy for you. My hubby and i have been "homeless" now for about three weeks, and we are getting antsy to get down to TV and start looking for our new home. We are planning on renting for a few months while we look. We don't want to rush it...we plan to stay there a loooong time. You and I will be looking for our houses at the same time. We will be down there by the end of next week. Can't wait to meet you!
