Default Wanting to buy in The Villages

Hello everyone,

My hubby and I live now in Kissimmee, FL will probably take a 25,000 loss on house here to buy in Villages??? Any thoughts??
We also are considering buying a courtyard Villa in resale area w low to no bond...We dont own mortgage on Kissimmee home. We know we will have to carry a mortgage in Villages. We are 59 and 61, any thoughts on our situation?
We are both retired with NO LIFE here in Kissimmee area.

I have just built in TV and am in your age range. Haven't sold my home here in Chgo yet, but will in the next few years or so. If you can comfortably afford to do so, I think it's a wonderful idea to move to TV! There definitely is a lot to do and see, and many new friends to make! Also, welcome to the forum. There is an abundance of great information here, so keep posting and ask away!

Mnay of us sold our houses at a loss or for a much lesser price than we planned on. Just get it over with and sell and then join the rest of here in TV. We moved here in April, live in the The Village of Sanibel, are in your age group, and many of us here are still working to be able to live here. If you do not have to even better! It will be worth it !! I have never met a unhappy person living here so far and everyone is like a big happy family. It is like you are a kid again and want to play with the other kids your age on your block. You feel young and healthy there is so much to do here. JUST do it!!

Hi Lynn. this is Marlene in the village of lynnhaven writing to you today.I really feel for you with your situation . It seems the housing market got hurt alot here in alligator land...in vegas where we used to live before moving to the villages, same thing. but we were more fortunate.and everything is timing in life..so we got out just before the real estate in las vegas took a nosedive sigh. you are smart ..very smart to consider living in the villages. every time i get upset with something here (and we are living here about 7 years now) my husband reminds me..where are u going marlene? even las vegas where my one and only son lives..and i miss him terribly...is nothing compared to the villages. yes you read that right. vegas does not compare to the villages. the villages no matter what your income group...has something for everybody. it is not a retirement community but a retirement world. if you can live with the 'loss' with your other home...and im not a realtor to give you any advice in life..but if you can absorb the 'loss' to come here. do it. life is short and precious. and this is a place you can become a teenager again without the pimples lol. anyhow write me anytime. marlenem_55@yahoo.com and i will be praying for you your house sells and at a fair price that you can live with it in your heart. Don't go off on a tangent with the bond, it's about $100 a month, $3.50 a day.

A resale means established neighborhood may be older folks around you.

You will not get sinkhole insurance, only avail on new.

If built more than a few years ago, it was built with less stringent building codes like insulation, windows and wind speed.

The newer units will have younger retirees, there is a camaraderie with everyone around you at the same stage in decorating landscaping etc.

There R 300 new houses as of today to select.

IMO go new

My husband and I are also in your age range (56 & 60) and basicly did exactly what you're planning to do. We both loved the Villages and couldn't wait to start our life there. We bought a lot in June 2011 and closed on our house in April of this year. For about 2 months we had two mortgages! We finally sold our house in Alabama in June and moved into an apartment until we both retire in about 7 months. The house sold for about 10k less than our asking price but the key word is SOLD. Now we are counting down the days until we can live the next chapter of our lives in TV. I'm no expert but I think you have to look at where you will be the most happy and the money shouldn't even come into play. It may be a cliche but it is true, money can't buy happiness.

we moved here last year from Hunters Creek, we were 59 and 60. If you are retired, or can find jobs here, it's great....we love it....too much to do....you c an find something fun to do everyday!

We bought a patio villa without a bond. It's great.

but small.

If it's any consolation, you will probably be paying $25,000 less in The Villages than you would have paid five to six years ago, so it would all equal out. No one can say for certain when or if the real estate market will return to pre-recession levels.

Lynn, I have a 2/2 courtyard villa in Village of Pennecamp built in 2010 on a golf course. I have it For Sale by owner....we both save on commissions. Looking for around 245k.

Since your house has no mortgage, consider keeping it until prices go up. Your costs on the house when empty should be low. Mortgage rates on a new house are historically low.

You may consider renting out your current house. Gives nice tax deduction.

We leased our house in Winter Park (paid for) and took out a mortgage on our new house in TV.
Try renting yours out. Ours pays the mortgage and a 6% return plus tax writeoffs.
You will love it here. A lot of our friends have visited and their comments are always "you can't explain this place you have to see it".
Don't hesitate and wish you hadn't.

There is misinformation given when someone says you cannot get sinkhole insurance on a resale home. Not true!

Lots of folks do like the new homes. If you do not mind paying an extra $1,500 or so each year on your property tax bill, the $23,000 bond will not bother you. Personally, I like not having a bond to think about and that is one reason I bought a home with no bond on it. My property tax bill is $1,500 lower than friends who bought new at the same time as I bought resale. Each to their own.

This area is a lot nicer than Kissamee. Not sure, though, if I would take a $25,000 loss to move to The Villages when I already live in Florida. You will have to weigh all the possibilities before making such a drastic change.

The idea of renting your Kissamee home is certainly worth looking into but being a landlord can also be a giant headache.
