A lot of misinformation here. It happened to us in another state and it is true here, there is a time limit that a realtor has to put the listing as pending after signing a sales contract, usually it’s 3 days. Check MLS restrictions. BUT, if you list it thru the VLS, this contract is outside of the MLS and they do not have to follow the normal guidelines of the MLS. Villages sales agents are not realtors and are not part of the MLS so you have to check with them to see what their rules are for changing the status of your home.

When we sold our Lilac, our realtor priced our house what they thought Lilac’s were going for, Fenny sub division we’re selling them cheaper (brand new) but we bought ours at a very good price. If I were selling my home and there were a few inspection issues I would tell u if u wanted a new home buy one mine is as is where is and sell it to someyelse

You can sell your house "as is", but it needs to be listed that way. But, it is usually not a good idea, if you want a fair price.

Also, new houses come with a very good warranty. Are you going to provide a warranty?

Are you doing okay? You seem to be a little more amped up than usual lately. I know you feel it’s a horrible world we’re forced to live in, especially here in La La Land as you call it. But maybe you’d be able to lower your stress level a bit if you didn’t spend so much time on this site battling everyone. It’s obviously starting to take its toll.

Thank you, that's the nicest time that you HAVE ever said to me. I think that WE are making progress. Maybe the rest of society will follow suit. One question is, "IS the toll on me or on others that probably need to have someone challenge THEIR thought and opinions". I am an admitted OUTLIER that doesn't BUY the idea that we live in a PERFECT bubble. I point out the imperfections, but I DON'T expect that people will instantly jump up and say, "Yes, he's right, I NEVER thought of it that way". Change takes TIME and positive CHANGE begins with someone having a view that is different from the mainstream view. There was a new lady on the forum today that said things just about the way I would have said about a situation. So, I am NOT totally alone in my criticisms of some situations. The majority opinions are NOT always the right opinion.

Just a quick follow up, still doesn't show "pending" and the VLS listing agent "isn't sure" why. Looks like someone's not being honest. Could be time to back out of the deal.

If you back out of the deal, you could lose your earnest money, and maybe more. Isn't there a time frame for the contingencies to be addressed? If the inspection results are minor issues, and that is the problem, you can always negotiate on those, or even remove the inspection contingency yourself.

Note that on the Villages app, there are more than 100 pre-owned houses listed for sale, but when you apply the "pending" filter, they don't show any houses as pending. Obviously, something is wrong with their data system.
