Many homeowners have closed with Plumbing issues and electrical issues which I can attest to have helping them myself being a master Plumber for 55 years before you give any money you should personal check every plumbing fixture many times for sewage problems which has been common.

Yes, back out of the sale if you can and if you are going to spend summers here. Summers are too HOT. Try the Carolinas - maybe near the Research Triangle. Your money will go just as far (or further) and you avoid the HOTR summers. Don't get me wrong, if you CAN be a snowbird and maintain 2 homes, then the Villages is a wonderful place to live and be active.

Looks like it's probably the inspection and cost to repair those items, keeping them under the 1.5% purchase price cap on the contract.

Sure, except it’s 41 in Durham NC today and 80 in the Villages.

Summers are not that bad in FLA, it’s hot, but bearable.

The compensation clause is very confusing. If the buyer's agent is receiving part of the listing contract commission, then the buyer broker is being paid by both the buyer and the seller. This appears to be a conflict of interest and a violation of Florida law. But, if the buyer is paying a separate commission to the buyer broker, and the buyer broker receives none of the listing contract commission, there would be no conflict, but very few buyers are going to be willing to do that.

The Florida law in this area is about as clear as mud. But, it does say:

"A real estate licensee may not operate as a disclosed or nondisclosed dual agent. As used in this section, the term “dual agent” means a broker who represents as a fiduciary both the prospective buyer and the prospective seller in a real estate transaction."

We should get a survey on whether the summers are too HOT here in Fl. And we should do it by age. I would imagine that a 50-year-old would be able to PHYSICALLY HANDLE the heat better than the 75 and 80-year-olds. I REALLY don't know the answer to that. And I WOULD !!!!!!!

According to google, the average temp in Orlando is July is 92, in chapel hill, its 89

And its 80 in TV today, and 40 in NC today
