I completely agree with your comments; however, I believe it is way too late. This business of buying for rental should have been controlled from the very beginning. When we moved here almost 20 yrs ago people were buying three or four homes for rentals and living elsewhere in gated communities. I know that some of the sales agents are among the biggest offenders when it comes to owning rentals, my own sales agent owns several.

Before buying in TV we rented for several years in Redington Shores on the Gulf. That strip was lined with rental motels and condos. Then a beautiful block of condos went up, selling for over a million each. They had a list of restrictions that would choke a horse and one of them was absolutely no rentals, none. Owner occupied only. It remains a beautiful block of condos while rental places are run down.

If you lose your good name it is very hard to get it back.

According to the deed restrictions they are supposed to be for hardship exceptions:

The Developer or its designee in its sole discretion
shall have the right to establish hardship exceptions to permit individuals between the ages of nineteen (I 9) and fifty-
five (55) to permanently reside in a Home even though there is not a permanent resident in the Home who is fifty-
five (55) years of age or over, providing that said exceptions shall not be permitted in situations where the granting
of a hardship exception would result in less than 80% of the Homesites in the Subdivision having less than one
resident fifty-five (55) years of age or older, it being the intent that at least 80% of the units shall at all times have
at least one resident fifty-five (55) years of age or older.

Seems like the developers want more families here. They are now putting in more family pools than adult pools

Yep, that must be what "the developers" want. More families, more children, dilute the over 55 population to under 80% so they lose their federal 55+ status and abandon the business model that made this place an overwhelming success. Yep, that must be it

Actually I checked with HUD and they have not taken any Federal money so the over 55 designation is just a joke

These rentals can be a problem for neighborhood. Two summers ago, an investor rented a villa to 4 adults plus 4 children for two weeks. It was havoc in the neighborhood. Children aged from 10 to 14 were riding the golf cart pulling others on skateboards. Bikes everywhere with kids screaming etc, etc.
Their vacation was a nuisance for the rest of the neighborhood. As for the OP, to the best of my knowledge, all guests must have a Pass plus a picture ID and the owner must be at the pool when they attend. Guest passes are different than resident id's. The OP should have went into the Rec Center and asked for someone to check for guest passes and ask for the resident owner or Renter. As for Town Squares, residency is not required. We have regulations pertaining to renters and the owner is responsible to make them aware of them.

Enforcement of deed restrictions needs to be done. No one is permitted to run a business out of their home here. You have customers going in and out while cleaning services work to maintain the rental shells. Florida law states a persons residing in a home temporarily isn’t legally a tenant until 10 days have lapsed. Therefore these rental customers as ABNB calls them should be evicted. Cash is being exchanged, contracts are signed, it isn’t a major leap to infer business is occurring.

Interesting. There has been some debate as to whether or not renting out a house is a business. I would think that an Airbnb, advertised on Airbnb's (a business) website might meet the definition. But we also have to consider any impact on renting out for 1 month or greater, which very few of us have a problem with.

Unfortunately the internal deed restrictions aren’t worth the paper they’re printed on if the developer chooses not to enforce them. This is something anyone planning to move here should consider. I just wish I knew before I bought.

DAYTONA BEACH, SPRING BREAK, ETC., IT ALL STARTS SMALL

It's amazing to me that there are always what I call the 70 yr old 'Love Children' who just wants everyone to get along. Remember it starts with a few Spring Break college 'kids' renting for a week or two. THEY TALK to their friends and once that starts the ball rolling it is very difficult to stop. The Committe? (MUST) define the 'revised' regulations NOW before it gets out of control. Money does funny things to all people, like the Golf Rush, it happens very quickly and before you know it this place is filled with college 'kids', familieS with kids and party people that will change this environment very fast. WALK in the SHOES of those who experienced it before criticizing them.

You can revise the regulations any which way you want but if the developer will not enforce them it doesn't matter. I have investigated this as thoroughly as possible and contacted many officials. I even contacted HUD. I was told by all that this is a "landlord-tenant issue". In other words only the developer can change anything.

Not necessarily.

The Sawgrass area only has adult pools - St. Catherine, Cason Hammock, and Citrus Grove.

Just past there they have only family pools - Homestead and Franklin. You have to go all the way to Dabney to find an adult pool.

I have no idea who plans this out.

After looking at the list of Airbnb houses for rent in The Villages I was surprised at how low the prices were. $95 to over $200 per night. Getting three bedrooms is a bargain at $200 per night. You could have two young families come down to rent a house and use the amenities or use it as a home base for local Florida trips. Three hotel rooms would cost over $450 per night and they wouldn’t have a living room or kitchen. It is the best deal for groups of young singles or families I have seen in a long time. Just go on to the Airbnb site and see the nice homes you can rent for a night or two in The Villages.
