Excellent! Plenty fine for second home or to blow or float away from hurricane or hurricane induced tornados. Lower taxes and who needs a palace in their old age when all one wants to do is connect with friends and enjoy life.

Something for everyone and it sounds like it will be great.

I think it is great inviting people to move in and use the free stuff in the Village. Helps the stores and allows our neighbors to come in to dance and listen to music and have a great time.

in the early 70s, the first of the boomers were entering the housing market. The brick ranches built in the 50s and 60s needed a big footprint, a big basement and a long roof.

Then came the bi-levels with a design that could get the needed rooms and the garage all in under a small roof and built on a small foundation on small subdivision lots.

In the 70s, Ryan built for the first home market. I don't know if Ryan got into any of the McMansion subdivisions of the 80s and 90s -- when boomers could afford bigger houses and the tax law was in effect that made cap gains on real estate taxable unless reinvested in a bigger house. (That law changed in the late 90s and many middle class people benefited from being able to keep real estate profit when downsizing from bigger homes.)

And I think somewhere along the line, Ryan did a lot of those 4 bedrooms, 2 and a half baths, brick on the bottom, siding on the top, two-stories when boomers started having families.

I laughed when I saw Ryan Homes was moving in next door to TV and with condos with first floor living. Looks to me like Ryan is following the boomers like they have through all these years of finding a need and filling it.

(They should have done that first floor living thing when they were building condos in the 70s. But that cost more to do and nobody seemed to think the boomers might get old someday.)

Rock on......

Boomer
We built a Ryan home in 1975. It was about the same quality as the homes here in TV, maybe a little less. We were drawn to the development by their advertised "base price," which was very affordable. When we got there and chose the model, they then said, Okay, what second floor do you want?
We were like, Oh, you wanted BEDROOMS too?
Ryan Homes didn't have a very good reputation back in those years, but we were young and poor. That house is still standing, though, and looking good.

It seems that Ryan Homes anlmost andjacent to the Villages are touting their new townhouses as custom built with amenities $200,000 one floor living yaada yaada…. But then

They use Villages hot spots for their sales pitch! “Just minutes to The Lighthouse in Sumter Landing” or nearby “Enjoy Spanish Springs…”. A different builder riding the coattails of the Developer.

Will this be a positive or negative for us? Is this even legal? Certainly not ethical.
If you feel/think that may be an issue, just wait until Eastport is finally up and running, the amount of people that will be attending there will be extreme based on the proximity to Middleton and Turnpike/75, I’m sure surrounding builders/areas will use that as a selling point also, which would be good business for them..

One simple code you would hope builders exceed. Insulation! Using 2X6 for exterior wall construction. Really ups the insulation factor. That’s just a start!

Like our already overcrowded main events that Villagers love in the main Squares. I’ve skipped several due to lack of parking for them. Not to mention, we pay the amenities fees, not freeloaders. Just sayin.

You are confused on “What Amenity Fees” are paying for.

I agree that increasing the insulation will improve the efficiency of the house, but it is rarely done unless it is requested and paid for by the homeowner building a custom house. House buyers are also not willing to pay extra for upgraded windows, that greatly improve the function of the house. Most buyers don't even look at the windows when viewing a house.

$200,000, No bond? Could be tough completion especially for less than 6-month Snowbirds.

What happened when you reported them for violating code?

Default Don't be jealous

Brownwood and Spanish springs squares are Public . Spaces.

Just like the fact if someone advertises their near a turnpike entrance or a lakeor a shopping mall

Don't be jealous that their prices are 50% less per square foot then you paid

Default Where do you want the teachers and plumbers to live

There is a big problem in the villages with the fact that simply there aren't enough doctors plumbers electricians handyman or people between 20 and 50 willing to work to be waiters and waitresses.

It's great that someone has decided to build affordable and I don't mean cheap housing.
It's incredible that seniors people want to exclude exactly those that they need. Don't forget that your nurse needs to live reasonably close to your hospital when you decide to break a leg or a hip

At least they are a builder that you know will be around when the roof starts leaking. And I applaud them for taking the point on building something that's more affordable in The villages

Why would this be unethical? Smart advertising! Not illegal! Smart advertising.

Stonecrest has done that for years! Add to that, Del Webb, Plantation, you name it.
